The American dream of owning a home isn’t cheap. Based on an analysis by Zillow and Thumbtack, homeowners should expect to spend about $9,390 a year on owning and maintaining a home.
We can’t predict leaky pipes, electrical issues or roof damage. But these repairs can easily cost you hundreds to thousands of dollars per event. A home warranty policy offsets these repair costs. It’s an annual contract that includes coverage for important components of critical home systems and appliances.
When researching the best home warranty companies, our team reviewed a popular provider, Landmark Home Warranty, and evaluated the effectiveness of its warranty based on its plans, pricing, exclusions, coverage caps and more.
If you don’t own a home in one of the six states Landmark covers, we recommend you try American Home Shield — an established home warranty provider that offers comprehensive and customizable service.

Since 2004, Landmark Home Warranty has provided affordable coverage to over 70,000 homes each year. Plans start at $35 a month. Landmark Home Warranty outshines competitors with optional added coverage for pest control, termite treatments and rekey services.
Landmark Home Warranty is only available for residential properties in Arizona, Nevada, Oregon, Texas, Idaho and Utah.
Landmark Home Warranty Plans
Landmark Home Warranty has two warranty plans, the Home Systems Plan and the Total Protection Plan. Homeowners can increase coverage to their plans through add-ons. If you have multiple refrigerators or dishwashers, you can purchase duplicate coverage for those units as well.
Landmark Home Warranty’s Home Systems Plan is best suited for homeowners who recently upgraded their appliances and have them covered just under the manufacturer’s warranty. The Total Protection Plan includes everything under the Home Systems Plan and more.
|Home Systems Plan||Total Protection Plan|
|Air conditioning system||✔️||✔️|
|Subterranean termite treatment||✔️||✔️|
|Garage door opener||✔️|
*No-fault coverage protects covered items that may suffer malfunction due to improper installation, repairs, modifications, and mismatched systems before and during the contract term. Limit is $250 per event. You will have to pay the balance if the repair price goes beyond $250.
These additional items can be appended to any plan for an extra fee (per item) to tailor your coverage to include all system components and appliances important for your property.
|Booster and well pump||$12.50|
|Exterior pipe leak repair||$8.33|
|Freestanding ice maker||$3.75|
|Garage door opener||$3.33|
|Pool and hot tub (chlorine)||$13.33|
|Pool and hot tub (salt water)||$28.33|
|Roof leak repair||$8.33|
|Wet bar refrigerator||$2.08|
The list gives a broad overview of all the appliances and systems protected by Landmark Home Warranty. Note that not every item within the equipment list may be eligible for coverage. Make sure to thoroughly review your contract so that you know what is and isn’t included.
Landmark will service faucets, shower valves, shower heads and pipe leaks, but not bathtubs, sinks and septic tanks.
Landmark Home Warranty covers all the essential components that affect the heating and cleaning mechanisms of a dishwasher, but excludes shelves, lights, racks, rollers, timers and knobs.
If you have an all-in-one washer and dryer unit, those are excluded from coverage, as are soap dispensers, filters, lint screens, venting and dials.
Additional exclusion criteria:
- Repairs due to malfunctions resulting from mold, mildew, rot or fungus — even if it’s a covered appliance or system
- Repairs or replacements due to faulty repairs, improper installation and poor maintenance
- Cost of lifting equipment, like cranes
- Cost for permits
- Items that are under the manufacturer’s warranty
Landmark Home Warranty Costs
The price of a Landmark Home Warranty coverage is based on the type of plan you choose and your property’s location. Landmark Home Warranty’s Home Systems Plan starts at roughly $35 per month, and the Total Protection Plan starts at $55 per month. Including add-ons will increase your monthly payment.
Here is a price breakdown by state:
|States||Total Protection Plan||Home Systems Plan|
That adds up to between $420 and $670 a year (excluding add-ons). While the plans are affordable, there are cheaper options available in the market. Landmark Home Warranty gives you the option of paying the full amount up front, or dividing it into monthly installments. However, if you choose the monthly payment, they will charge you a $5 processing every month — that’s $60 extra per year.
A service call fee is a flat fee that’s charged every time you open a claim and a contractor visits your home. It covers the diagnostic services performed by the independent contractors. Usually, this is the only fee you will be responsible for paying out of pocket. Everything else will be covered by the company.
Landmark Home Warranty charges a service fee between $60 and $100, depending on your location and which plan you purchase. The industry average is $75.
The service call fee will also affect the plan pricing. For example, in Texas, here’s what the annual payment looks like with two different service fee options.
|Service Fee||Total Protection Plan||Home Systems Plan|
If you pick the option with a $70 service fee, you will have to pay $65 more for each plan on an annual basis.
Maximum Coverage Cap
Every home warranty company has a specified amount it will pay per equipment in repairs for the duration of a contract term. Landmark Home Warranty has caps set on several of its covered items. If your repair or replacement costs exceed this limit, you will have to pay the balance out of pocket. These caps are only valid for a contract period and will be reset before the new period begins.
Some items like central vacuum, dishwasher, garbage disposal, electrical system, garage door openers and pest control have no caps.
Here’s a general overview of what coverage caps look like for Landmark Home Warranty. Keep in mind that this isn’t an all-inclusive list.
|System or Appliance||Coverage Cap|
|Air conditioning system / heating system||– $500 for repair or replacement of AC or heating system ductwork|
– $20 per pound of refrigerant recovery, recapture and recharge
– $500 for item modification
|Kitchen refrigerator||– $1,500 for diagnosis, repair and replacement of a kitchen fridge|
– $20 per pound for refrigerant recapture, recovery and recharge
|Oven, range, cooktop||$1,000|
|No-fault coverage||– $250 for improper installations, repairs or modifications|
– $250 for mismatched systems
– $100 for haul-away fee (per occurrence)
|Plumbing system||-$1,000 for leaks in water-drain or gas lines encased in concrete|
– $800 for tankless water heaters

Reviews of Landmark Home Warranty
Landmark Home Warranty is Better Business Bureau (BBB) accredited and holds an A- rating. There are currently fewer than 10 customer reviews, but the average star rating is 4.5 stars. Landmark has responded to each comment.
Positive BBB Reviews:
“I’ve had three issues in the two years I had the warranty, and they satisfactorily handled all three. The first issue was a water heater, and I was not at all happy with the subcontractor they sent out. So I found my own plumber who did even extra work for less than 1/3 the quote of the original subcontractor. The second issue was the furnace, and we were very pleased with the subcontractor they provided for that job, and were satisfied with the work conducted. The third issue was rekeying, and we really liked the subcontractor on that job. For all three issues, I found Landmark very easy to communicate with and responsive to my issues. I would recommend it in the future.”– Rachel W., 5 stars, January 2020
“Initially they refused to take care of their contract because my hot water heater was over the 70 gallon limit that they covered in their contract. My hot water heater was a 75 gallon tank that was 17 years old . . . While they apologized at the time, I ended up having to pay for a new water heater. I was not happy. Today I got a call, and senior management looked at my situation and decided they needed to make amends. They are sending me a check to pay for my new water heater . . . I was going to cancel their service but now I am looking to renew with them. Based on my experience with them they seem to be an honorable company and I recommend others to look at them as an option should they need a home warranty.”– William, 5 stars, May 2020
Negative BBB Review:
“I have submitted two claims and none were resolved by Landmark. I had to get a state agency involved to force Landmark to honor their no fault provision. I tried to submit a third claim and Landmark is requiring that I provide my credit card before they will even take the claim. I am extremely unsatisfied with their services, and they should be investigated.”– Guadalupe C., 1 star, March 2017
Assessment of Landmark Home Warranty
Landmark Home Warranty has an impressive array of additional coverage that gives you the flexibility to design your contract with the items most important to you.
But, stacking on a lot of add-ons will exponentially increase the cost of your plan. If your home has all the standard appliances, we recommend going with the Total Protection Plan.
Still, Landmark Home Warranty has some glaring drawbacks. It’s only available in six states and offers a 30-day repair warranty. There are other providers that have lower service fees and a broader warranty period.
|24/7 support||Coverage limited to only six states|
|Complimentary coverages for pest control, rekey services, subterranean termite treatment||Only 30-day warranty on labor and parts|
|Affordable monthly payment||Basic plan doesn’t include appliances|
|Faulty coverage protects improperly installed, defective modifications and mismatched components|
|$60 service fee option|
