Liberty Home Guard has low monthly premiums with excellent customization options, with over 40 add-on options ranging from coverage for a central vacuum and trash compactor to a casita guest unit. Liberty is the only company I researched to offer an impressive list of add-ons dedicated to regular home maintenance, like power washing and gutter cleaning. Again, these are not offered by other companies, so if you have unique home features like Pro-Series appliances or value maintenance, consider taking advantage of Liberty’s offerings. Liberty also has outstanding customer service and an excellent customer reputation, having received an “A” rating from the Better Business Bureau (BBB) and numerous strong reviews on other trusted websites, such as Yelp, Trustpilot, and Google. 

While the extensive list of Liberty’s add-ons can bring peace of mind, they are more expensive than the industry average, with many costing between $9.99 and $19.99 a month. For comparison, all of Select Home Warranty’s add-on options cost between $3.33 and $5.83 a month, and many of Elite’s add-ons cost around $5.99 a month. My least favorite aspect of Liberty Home Guard’s warranty coverage is the coverage limits, which have a cap of $2,000 depending on the plan of coverage, and appliance or system that has broken down. This is disappointing in comparison to other providers who usually offer at last $3,000 in coverage, with some like Elite Home Warranty offering a cap of $6,000. 

Liberty Home Guard is the best home warranty company for you if you value a wide range of plan options. Earning a 9.3 on our scoreboard, Liberty Home Guard stands out with its unmatched customization options. Liberty offers 42 add-ons for you to choose from, including pest control, gutter cleaning, and carpet cleaning, which I haven’t seen offered by others. But Liberty Home Guard doesn’t stop there, they also take customization one step further. If there are specific items you wish to have covered that aren’t currently offered, Liberty asks you to reach out to them to provide the make and model of your system or appliance, and claim they will “make every effort to determine if we can provide you with specialized coverage for those items.”  Liberty’s customer service is also top-notch, proven by excellent reviews online, an easy quote process, and a speedy claims process.

One thing I don’t like about Liberty Home Guard is that their service fees aren’t clearly listed when requesting an online quote. Other companies on this list include service fee options in the quote calculator tool offered on their website, but I had to sift through a sample contract to find service fees for Liberty. One other aspect of Liberty I dislike is the lower coverage caps of $2,000, which is average to below average for this industry. If you own luxury appliances or systems, I would opt for Elite Home Warranty for its unique and above-average coverage limits, covering up to $6,000 for appliances and up to $10,000 for systems.

That said, if you don’t require higher coverage caps, Liberty is my top pick because of its customization options, affordability of monthly premiums and add-ons, and great customer service.

I love that Liberty Home Guard offers three plans including an appliance plan, a systems plan, and a comprehensive plan combining both along with its extensive add-on list. This is the best company for customization of your home warranty coverage, allowing you to personalize your plan to fit your needs and the option for specialty services such as pest control, unique appliances, and casita guest space coverage. Another unique aspect of Liberty’s plans is its 60-day workmanship guarantee, which is double the industry standard, providing you with extra protection in the case that a contractor does not provide the best quality work for your home. 

I would personally choose the Total Home Guard plan so that both my home systems and appliances are covered, especially because, based on the quotes I received, it costs only $10 more than the basic appliance plan. 

When shopping for a quote, the customer representative offered me two months free if I opted to pay annually, which would save me between $100 and $120 a year. Liberty’s website also offered me a $250 off coupon when I exited the page, so this provider stands out for its wide variety of available discounts. So, make sure to check out their website and get on the phone with a rep to secure your savings.

If your home has many of these appliances and features, and you want coverage, I recommend looking into Liberty for its unmatched add-on options.

You can receive coverage for some of these items if you opt for Liberty’s add-ons which do cover some of these exclusions, such as lighting or some electronics, including TV mounting. I found in my research that these are standard exclusions within the industry, so these wouldn’t deter me from Liberty.

Liberty offers three monthly plans, quoting me $49.99, $54.99, and $59.99 during my secret shopping. These prices are average in my research, making Liberty an affordable company to choose from. However, the plans can get expensive when choosing add-ons, which are more expensive than most, as the majority cost between $10 and $20. 

It is important to remember that the items covered are limited to a $2,000 cap, which is significantly less than other providers like Elite Home Warranty which offers caps up to $6,000 for appliances and $10,000 for systems. However, if you have unique appliances, such as anything from the Pro-Series line, I would consider Liberty Home Guard as an excellent choice for its add-ons which can cover those items typically not covered, giving you peace of mind. 

While the company has a simple and easy quote process and offers a service guarantee, a waiting period for service, and a shorter waiting period than other home warranty companies, Liberty has a fairly strong customer service experience rating for its multiple points of contact after a quote and service guarantee. I found the quote process to be seamless, providing me with detailed options that I could explore and customize quickly and easily, allowing me to play with different levels of coverage. 

Based on Today’s Homeowner’s unique rating system, Liberty Home Guard scored slightly lower for customer experience than average for home warranty companies. Liberty does provide a simple and easy quote process, offers a service guarantee, and a 30-day waiting period for coverage to begin – all great qualities to be found in a home warranty company. That said, the score is lower because the company utilizes many points of contact during and after the quote process. This can be time-consuming for the customer, often being asked to repeat information to multiple customer service representatives. 

In my secret shopping, I also had to dig to find Liberty’s service fees. While other companies provide service fees in their quote calculators, I had to search for a sample contract and read through it to find the service fees. While this is not a deal breaker, it did lessen the quality of my customer experience. 

That said, I found the quote process for Liberty, excluding service fees, to be seamless. Liberty Home Guard provided me with detailed coverage options that I was able to easily and quickly customize with their quote calculator, including selecting add-ons to see how that affected monthly premiums. 

No other home warranty company I have seen maintains such a high average rating consistently across thousands of reviews. If you are looking for a home warranty company with outstanding customer reviews to give you peace of mind that you’re choosing a provider who follows through with its claims, Liberty Home Guard is my top recommendation. 

Positive reviews praise their customer service representatives for being knowledgeable about the industry and transparent about Liberty’s coverage options, add-ons, and exclusions. Reviews also highlight fast turnaround times after submitting claims, and positive experiences reporting claims. I found a few negative reviews discussing long claim waits, some shady business surrounding service fees fine-print,  and low amounts of credit given towards repairs. That said, these low ratings and claims were few compared to the thousands of positive reviews given online. It is also important to note that Liberty has a high percentage of its customer base that enjoys and appreciates its service enough to leave positive comments online.

Note (as of 2/26/24): The Better Business Bureau recently shifted LHG’s A+ rating to “NR.” We reached out to a representative from the Better Business Bureau, and they told us, “This business is not currently rated. BBB has recently received numerous complaints against this business and will issue a rating after it has fully evaluated them.” When asked about whether they revoke ratings after an increase in complaints, the rep said, “Yes, if they feel they need to review the complaints first before issuing an accurate rating.” This scenario has happened to LHG twice in the last two years, but each time the BBB has restored its A+ rating after a thorough review.

Liberty Home Guard has an average claim response time of 12 hours and promises to dispatch a technician to your home within 24-48 hours of the filed claim. It does acknowledge that extenuating circumstances may apply. They offer emergency services as well, which can be helpful when a pipe bursts or the heating system fails in the winter months. These are some major benefits that a majority of companies either don’t offer or do not offer to the same extent as Liberty Home Guard. Through my research, I found that customers repeatedly praise Liberty for its fast and easy claims process, quick payouts, and quality of customer service representatives, so this is a company I can comfortably give a 10 out of 10 for claim response time, handling of emergency situations, and user-friendly process.

Liberty Home Guard offers coverage in all 50 states and a 24/7 live chat feature on its website. Another unique feature is that the company provides its customer service phone number and email from the home page of its website, so you can easily reach an agent at any time of day or night. I love that Liberty provides easy access to all forms of communication to fit a wide variety of customer needs.

American Home Shield offers extensive coverage limits of up to $5,000 for home systems, such as your HVAC system, and up to $4,000 for your appliances, depending on the plan you choose. In comparison, most companies offer between $2,000 and $3,000 for home systems, so this is much higher coverage, giving me peace of mind that even my most expensive appliances and systems are covered. I love that American also provide an incredibly user-friendly customer experience through their website. Deciding on home warranty coverage can be a stressful decision, so I always appreciate easy-to-navigate websites with helpful tools. 

American Home Shield has received thousands of negative reviews across reputable review sites like Yelp, BBB, and Trustpilot. Most cited issues with claim response time, shady dealings with coverage limits, and lack of timely responses to  emergency situations. Even though the business is accredited by the Better Business Bureau, the low rating averages and amount of negative reviews left across three reputable platforms give me concern when considering working with American Home Shield. 

While American Home Shield is not as affordable as other providers, few can compete with its high coverage limits of up to $5,000 for home systems and $4,000 for appliances. Most other companies on my list offer coverage limits between $2,000 and $3,000, making this high coverage limit a huge benefit if your appliances and/or systems are more high-end than most household models. 

I personally enjoyed my experience with the quote process and found American Home Shield’s website and quote system to be more user-friendly than other providers. That said, I would only purchase the ShieldPlatinum plan because its other two plans are not as comprehensive as some other, often more affordable, options providing similar coverage from other companies. If you’re willing to pay more each month for a plan that provides higher coverage limits and you don’t need many or unique add-ons, Shield Platinum might be the plan for you. 

American Home Shield offers three plans, including ShieldSilver which covers 14 major systems including heating and cooling systems and plumbing systems; ShieldGold, which covers all systems covered by ShieldSilver plus 9 appliances, including kitchen and laundry appliances; and ShieldPlatinum, which includes all covered items in ShieldGold plus roof leak protection, a free HVAC tune-up, and even things that are typically not covered by and/or are in violation of home warranty contracts including protection for code violations, permits, and modifications. An HVAC tune-up is incredibly valuable to any homeowner, as regular maintenance can help prevent a system failure during extreme weather conditions in New Jersey. I like that American offers Shield Assurance that advertises that older systems and appliances are always covered, and coverage for undetectable preexisting conditions (something most other home warranty companies do not cover). The company will also cover repairs if your system or appliance was improperly installed or has been previously repaired. 

I also like that American allows you to choose between a $100 or a $125 service fee. Even though the fee is higher than other companies on this list, the choice in service fee allows you to further customize your monthly premium. This is a unique feature that is nice to have even if the fee is higher than average.

American’s electronics protection plan stands out to me as it covers more than other similar plans from other companies. It protects an unlimited number of new and used electronic devices, excluding those sold second-hand or sold by a company “as is,” including laptops, headphones, video game consoles, smart home products, and home theaters. This is comforting to me as someone who uses their laptop for work. Be sure to read through the terms and conditions of this add-on before deciding, however, as certain causes of damages are not covered, such as liquid damage or accidental breaking. 

Exclusions

I found that American Home Shield provides a sample contract on their website, making it easy to have a more comprehensive idea of what specifically will be covered and excluded from your plan. Here is a list of the exclusions that I pulled from the sample contract:

  • Construction, carpentry, and restoration costs 
  • Commercial use limitation
  • Shared items and systems
  • Inaccessible locations
  • Non-standard equipment 
  • Secondary items and services 
  • Cosmetic damage
  • Any feature that is not a primary function of a covered item
  • Improper capacity if the item is the incorrect size for the home based on industry standard
  • Misuse and accidental acts
  • Breakdowns, and delayed and/or prevented services due to natural causes
  • Known pre-existing breakdown
  • Flues, chimneys, fireplaces, and exhaust lines
  • Power and fuel sources including solar power systems
  • Breakdowns covered by other insurance and warranties

These seem to be standard exclusions compared to other home warranty companies. That said, I found that American provides more comprehensive coverage than most if you choose the ShieldPlatinum plan. This, along with their transparency surrounding exclusions, makes them one of my top picks for coverage.

American Home Shield is clearly not the most affordable home warranty company, especially when you consider the most comprehensive plan offered is $109.99, which is $50 higher than some of its competitors. American does offer plans that are comparable in price to those offered by their competitors, but I would not recommend them because they are not as comprehensive in coverage as others are. That said, you can choose what service fee you want to pay, with $100 and $125 options. Both the monthly premium and service fees are higher than average; however, the coverage limit provided by American is much higher than average as well. For example, you will receive up to $5,000 in coverage for HVAC systems, while other companies offer between $2,000 and $3,000 for HVAC repairs. 

If you prioritize affordability, American Home Shield may not be your best choice. However, if you are looking for electronics protection, or have more expensive home systems and appliances with higher replacement or repair fees, I recommend American for its high coverage limits, even if the coverage comes with a slightly higher monthly premium.

American Home Shield has a troubling amount of negative reviews across multiple reputable review websites. Many reviews discuss miscommunication issues with representatives, including a lack of response and reports that agents never received their messages. This is something that concerned me during my research, as these are understandably frustrating issues to experience with a home warranty provider, especially in emergency situations. 

That said, American scored well in customer service because of its service guarantee and multiple points of contact after requesting and receiving a quote, meaning that you can communicate with the company in several ways. American has a waiting period of 30 days before coverage begins, which while not amazing, is not as long as other providers, including Liberty Home Guard, offering a waiting period of 30-60 days, depending on the plan chosen. I like that the company has all forms of communication listed on their website clearly, making it easy to choose the method that works best for you. 

American Home Shield doesn’t have a fantastic company reputation, as shown by its 2.1 Trustpilot rating and 1.0 Yelp rating at the time of writing. While American is accredited by the Better Business Bureau (BBB), the company has been given a B rating, which isn’t great compared to competitors.

My research showed that most negative reports focused on American being slow to both find and send technicians and contractors, sending ineffective contractors, or not covering what the customer expected to be covered. It seems to me that some of these complaints come from individuals who may not have looked closely at coverage limitations and exclusions before signing their contracts and so some of these complaints could be due to misunderstanding their policy. For this reason, I suggest thoroughly reading through the sample contract that American provides. It’s important to note that  American has received positive reviews as well, most praising the company for its excellent coverage.

Despite the reasoning, reviews give American a poorer company reputation than most. I appreciate that American Home Shield has replied to nearly all of the negative reviews they have been given, many within 24 hours of the complaint being posted. This gives me confidence that the company is open to feedback and is actively working to solve issues reported.

You can also use your online portal to track your home repair history and follow up if needed. This is a fairly standard setup for the industry, but the 24/7 customer service is a huge plus if you are concerned about urgent repairs.

That’s much faster than the industry average of 24 to 48 hours. Additionally, CHW has extremely affordable rates for comprehensive coverage. Its Total Plan is just $55 a month, making Choice a perfect option for budget-conscious homeowners who want to cover their entire home.

The main thing I dislike about Choice Home Warranty is its untrustworthiness in the past. Choice is currently subject to a class-action lawsuit filed by the Arizona Attorney General’s Office in 2019. The lawsuit alleges that Choice denied many claims in bad faith, which should concern New Jersey homeowners because getting coverage for claims is the entire point of purchasing a home warranty policy. The company has tried to fix its mistakes, but New Jersey homeowners should still be wary.

Choice Home Warranty is a legitimate home warranty provider with excellent response times and affordable prices, but its legal troubles may be a dealbreaker for some homeowners. While its $55 Total Plan is a great bargain, a policy is only as good as its ability to cover your items. Choice Home Warranty has affordable, comprehensive coverage at just $55 a month, making it cheaper than industry leaders like Liberty Home Guard.  Similarly to LHG, it also has consistently low rates throughout the country, unlike other companies that may increase or decrease costs based on zip code. However, it can’t compete with providers like Select Home Warranty, which offers comprehensive monthly plans for under $50. Choice also has expensive add-ons at $15 a month, which brings CHW’s affordability score down to 7.8 out of 10.

Choice Home Warranty ranks in the middle of our list when it comes to customer experience because of its simple quote process and workmanship guarantee. CHW has a transparent quote process that clearly lays out all the covered items, add-on options, and prices, including added fees. It also has a workmanship guarantee that covers 90 days for parts and 60 days for labor. This is much higher than the industry standard of 30 days, which raises Choice’s customer experience score. 

However, Choice is quick to relentlessly text, call, and email potential customers after a quote, which hurts its customer experience score. Because of this, we gave Choice Home Warranty an 8.2 out of 10.

Choice Home Warranty has mixed reviews on third-party sites, and its class-action lawsuit (noted in the “What I Didn’t Like section above) definitely harms the company’s reputation. However, there are plenty of positive reviews that prove that Choice is a legitimate company with satisfied customers.

For example, one Trustpilot reviewer said, “Our experience with Choice Home Warranty has surpassed our expectations. They quickly sent out someone to see if the item [could] be fixed or repaired. [The contractor] was very prompt and courteous to our needs. They kept us notified of their expected arrival and were always on time. They listened to our concerns and found the problem very quickly.”

However, there are plenty of negative reviews. Another Trustpilot reviewer said, “I had a very disappointing experience with Choice Home Warranty. I called them three months ago to fix my water heater, which had stopped working. Unfortunately, the process was a total headache. Despite multiple service visits, they were never able to fix the issue. I paid the $65 visit charge three times, but each time, they just left without resolving the problem.”

The latter review is particularly concerning because it implies that Choice violated its workmanship guarantee, which also hurts the company’s reputation. CHW has its fair share of negative reviews, but because of its four-hour guarantee and its responsive agents, we brought its overall company reputation score up to 8.0 out of 10.

One of the biggest advantages of working with Select Home Warranty is that it offers roof coverage with all of its plans while maintaining affordable prices. This is a signficant benefit because most home warranty providers offer limited roof leak coverage as an add-on, or with an above-average priced plan. Select Home Warranty offers monthly rates that are lower than most others, meaning you aren’t paying excessive amounts for even their most comprehensive plan. Overall, Select offers the best value because it offers affordable plans, easy quote and customer service processes, and high quality coverage options.

Select Home Warranty has nine add-ons available, which is less than other companies. Compared to Liberty Home Guard, which has 42 options, this is quite a limited selection. Select also does not offer coverage for unknown preexisting conditions, meaning you may be surprised to find a breakdown uncovered if ruled to be a preexisting condition to the date your coverage starts. I would suggest having your household thoroughly inspected before signing a contract to protect yourself from this potential issue.

Select is an affordable provider offering multiple plans and some great discount options, making the company stand out as a great option for more budget-conscious homeowners. While it offers coverage caps of up to $3,000 for air conditioning and HVAC systems, which could be critical during extreme weather, this cap is lower than some other providers on this list offering coverage up to $6,000. I recommend appraising the value and researching common breakdowns and repair costs for your HVAC systems before choosing Select Home Warranty.

If I were choosing to work with Select Home Warranty, I would choose its most comprehensive plan, the Platinum Care Plan. This plan provides much more coverage on more types of appliances and systems, but it’s cost is just slightly more than the other two plans offered by Select, which focus on either systems or appliances.

If your home has standard systems and appliances, Select Home Warranty is a solid choice for its overall value, cheaper monthly rates, and low-cost service fee options. That said, if your home has higher-end appliances or you have specific needs for add-on coverage, I would skip Select Home Warranty for other companies like Liberty Home Guard, which offer more comprehensive coverage and extensive add-ons, or Elite Home Warranty, which offers incredibly high coverage limits.

Select Home Warranty has three available plans, similar to other companies on this list, with one for appliances, one for systems, and a third covering both. Also similar to other companies on this list, the single coverage plans, Gold Care or Bronze Care, don’t cover much on their own. If I were to purchase a plan from Select, I would choose its Platinum Care plan, which covers appliances and systems. Based on the quotes I was given, the Platinum Care plan is only $5 more than the single coverage plans, adding a substantial amount of coverage for an affordable price. Select’s affordability makes it a great choice for most homeowners. 

When secret shopping, I was offered a discount when purchasing coverage the same day, which is reflected in the prices below. The discount resulted in $16 savings for the first month of coverage. This sale may not still be going on when you’re shopping; however, Select regularly offers a $150 off coupon on its website along with two months of free coverage when you purchase coverage annually, which is an excellent deal. Multiple customer reviews praise positive experiences with representatives and sales agents when purchasing plans, including one complimenting a sales agent for helping them save money by finding the right plan.

Although the rates listed reflect a discount, Select Home Warranty still offers comprehensive coverage at more affordable monthly rates than their competitors, typically costing $80+ per month compared to Select’s $40. I also love that Select offers two especially affordable service fee options, similar to American Home Guard, of $65 or $75. Most other providers charge $100 or $125 per service, leaving Select customers with savings of up to $60 on service fees alone.

Select Home Warranty has an above-average customer experience, especially with its exceptionally user-friendly website. The process of getting a quote was quick and easy to use, including providing breakdowns of every plan that were easy to follow, educational content to help me research and make decisions, and providing a customer service phone number on every page for quick help if needed. Their website is uncluttered, clearly labeled, and much easier to navigate than their competitors. The process of getting a quote from Select was quicker than with other companies, and I wasn’t pressured with excessive phone calls, texts, and email follow-ups as I have been with other providers. 

Select Home Warranty holds a B rating from the Better Business Bureau (BBB) and has received mixed reviews from customers across multiple reputable review websites. I found that most positive reviews commented on customer service through the process of selecting coverage and signing contracts, and some highlighted a fast and painless claims process. That said, negative reviews cited low reimbursement rates, problems surrounding claim fulfillment, ignored communication surrounding the cancellation of plans, and technicians causing appliances to further breakdown. There is one review left that began as a five-star rating and later changed to one due to their negative experience with claim fulfillment. 

Despite the negative reviews, Select still upholds  an average customer reputation rating spanning several review sites, meaning that customers consistently report both negative and positive experiences with Select. Based on my research, individuals seem to post reviews for Select when they are either especially happy or unhappy with their service, which gives me the indication that these service users may not have fully understood their contracts. I advise reading through the reviews if you are drawn to the company for its affordability but concerned by its reputation.

AFC Home Warranty has incredible additional benefits, including its membership benefits such as free and discounted rates on home security, medical benefits, credit monitoring, insurance, and more. In my research, I hadn’t seen these benefits offered by other home warranty companies, so it is certainly something to note. I also love that while AFC has a much lower number of reviews than their competitors posted online across multiple reputable review websites, they are mostly positive. Like Liberty, AFC also offers some unique add-ons to supplement their already comprehensive plans to meet the specific needs of homeowners. 

While AFC Home Club advertises plans including up to $3,000 coverage limitations, some items receive payouts of only $150 to $1,000. If you wish to work with AFC, you need to review each item and its coverage cap against the value and expense of repair of the appliances and systems you want to cover to ensure you are not caught off-guard with insufficient coverage for pricier appliances in your home. 

Something else I do not like about the company is that AFC does not offer emergency services. Many nationally-serving home warranty companies provide 24/7/365 service, including after-hours, on weekends, and during holidays. This could be especially critical if your HVAC system fails during more extreme weather. 

My overall experience with AFC Home Warranty was positive. I love that its website is user-friendly, which allows me to quickly research customizable plans with multiple service fee options and easily explore the unique membership benefits I haven’t seen offered by other companies. When looking for home warranty coverage, this company would be one of my top choices because I greatly value its high customer ratings and reviews, B rating from the Better Business Bureau, and plans that are customizable down to the service fee.

You should pay attention to their lower coverage cap, especially if you own high-end  appliances. Something to note is that while AFC offers four different levels of coverage, its most comprehensive option is not available in New Jersey. Despite that, the company has better customer review even from lower coverage plans than competitors, keeping it on my list. While my preference would be the Diamond Plan for its extended coverage including electronics, exterior water, and exterior sewer lines, its Platinum plan maintains quality coverage for an average homeowner.

AFC Home Warranty offers four plans in most states, starting with a simple appliances plan covering nine major appliances, and three others that build on each other all the way to their most comprehensive plan which covers appliances and systems along with extras that are uncommon to the industry.

Their most basic plan, the Silver Plan, covers the nine most frequently used appliances. The Gold plan covers 15 appliances and systems, including electrical, plumbing, and heating systems. Their Platinum Plan, my choice for New Jersey living, covers 18 appliances and systems, includes major home systems and appliances plus comforts like a built-in microwave and refrigerator ice maker. Their Diamond Plan covers everything the Platinum Plan does but adds coverage for electronics, exterior water, and exterior sewer lines. I called and spoke to a rep to ask why their Diamond Plan isn’t offered in New Jersey and was informed that the company AFC uses to repair water and sewer lines doesn’t operate in NJ. The representative didn’t know if that would change soon, so I wouldn’t count on waiting for the Diamond Plan if you’re a New Jersey resident.

If you are a homeowner who is not as concerned about external water and sewer lines or your electronics, AFC’s Platinum Plan offers great coverage from a company that has received numerous and consistent positive reviews. During the process of requesting a quote, I was offered a $100 coupon for signing up for a one-year contract and $250 off for signing a three-year contract, which is an excellent way to save on your home warranty policy if you have the ability to pay up-front.  Make sure to get on the phone with an AFC representative to secure the most savings when signing up for a home warranty plan. You’ll often land better discounts over the phone vs. exclusively moving through the quote process online.

In my research, I examined AFC’s sample contracts and found that the company does not cover items that are not properly maintained by homeowners. This includes a lack of routine maintenance. I also found that before service requests on HVAC systems are accepted by AFC, the company requires a prior annual maintenance log from a licensed technician proving that you have followed up with recommended repairs in the past. Your coverage will be forfeited if you don’t keep track of this log. While this is an understandable request and not an unheard of policy it likely would be a slightly annoying process to have to provide prior annual maintenance papers for some claims you file.

These affordable plans might be perfect if you aren’t in need of extensive coverage and don’t have a high budget for home warranty coverage but still want peace of mind that your main systems and appliances are covered in the event of a breakdown without surprise repair or replacement bills. Compared to other companies, AFC, in general, offers slightly more affordable and standard-priced plans, making them a reliable option for budget-savvy homeowners.

Similarly to other companies on this list, AFC offers multiple service fee options, including $75, $100, and $125, which allows you to further customize your monthly premium – either by lowering your premium with a higher service fee, or raising your premium with a lower service fee. While AFC offers a small list of add-ons, they are incredibly affordable, some costing $25 annually. When secret shopping, my total was not drastically impacted by adding a few additional coverage items to my monthly bill. 

My customer experience with AFC Home Warranty was excellent. Not only was their webpage the easiest to use of all of the companies I reviewed (well organized, easy to navigate and use, and interactive in positive and helpful ways), but I could easily shop the company’s different plans by changing the coverage levels, add-ons, and service fee to customize my plan to fit my needs and budget. 

I found the sales process with AFC to be respectful and patient. I greatly appreciate their 24/7/365 customer service as well. Reviews across multiple reputable platforms also highlight their own positive experiences with customer service, including the professionalism of AFC’s in-service repair team. These are some incredibly important aspects of working with a home warranty company that could easily make or break your experience. 

AFC Home Warranty has less than 600 total reviews across multiple reputable review websites, despite being a BBB-accredited company. This is significantly less than their competitors who often have thousands of reviews and even thousands of complaints on the Better Business Bureau website. Having been accredited since 2015, in business for 14 years, and only received 212 complaints on the BBB website demonstrates AFC’s reliability and overall positive customer reputation. 

The company also responds to these complaints, having closed 151 complaints in the last three years and 61 in the last 12 months with the Better Business Bureau. AFC also regularly responds to reviews, positive and negative, across multiple review platforms. While the company has received a low rating from their Yelp reviews, mostly citing a lack of coverage for fixes the customer expected to be covered (like most other companies on my list), I again think this could be due to individuals being unaware of their exact coverage exclusions. Because of this, I’m not overly concerned by this low rating. Many positive reviews highlight quick turnaround with assigning repair contractors, polite customer service, and good claim reimbursement percentages.

In my research, I found AFC’s response time to be average, typically taking the company between 24 to 48 hours to respond. This is higher than industry standard, especially when compared to Liberty’s 12 hour response promise. AFC’s contract also notes that it can take more than 48 hours for a technician to accept their claim request beyond the 48 hour claims processing time. Because of these longer response times, AFC scored significantly lower in this category than its competitors.

AFC states on their website in the systems coverage document that they are “not an Emergency Service and will be closed on Nationally Recognized Holidays therefore resulting in delayed Service Request Assignments.” Similar to other companies on this list, the lack of emergency service is certainly an important aspect to consider, particularly if you are concerned about your systems and/or appliances breaking down in extreme weather conditions like a nor’easter or a snowstorm. 

An incredible benefit unique to AFC’s home coverage is its “liftetime” work guarantee, which protects you in case a contractor needs to return after a repair and spans the lifetime of the plan you purchase. I consider this a big bonus, as this is not a benefit offered by any other company on this list. In comparison, most home warranty plans allow 30 to 60 days of work guarantee coverage. AFC Home Warranty also provides an in-house service team, which I have not seen from other home warranty companies. It’s beneficial to have all services central to the company so you aren’t left with inconsistent contractors, a common issue reported with home warranty companies. 

While AFC Home Warranty offers coverage in 48 states, excluding California and Hawaii, they are unable to provide their most extensive coverage option in all 48 of the states they serve. That said, because AFC is able to operate at such consistently positive levels throughout most of the nation, it showcases its strong reputation and ability to sustainability fulfill claims and payouts on a large scale.

Elite Home Warranty stands out with its online review ratings ranging from 4.5 to 5 stars across reputable platforms like Yelp, Trustpilot, and Google Reviews. Elite’s positive reputation is impressive because its competitors have ratings closer to two to three stars online. The contrast highlights that Elite has remarkable customer satisfaction ratings. Another important benefit Elite Home Warranty offers is its unmatched coverage caps, some as high as $10,000 depending on your chosen coverage. While the list of add-ons available through Elite isn’t as extensive as Liberty Home Guard, its plans and add-ons are incredibly affordable making Elite an excellent option for homeowners seeking reasonable prices and great coverage in one package, and especially for homeowners with luxury appliances. I also appreciate that Elite Home Warranty is a BBB-accredited company. 

Because many industry providers consider offering emergency services a standard practice, I am disappointed that Elite’s home warranty plans lack coverage for emergency services. This could be very concerning in the case that electrical systems shut down  or your washing machine leaks over the weekend or after hours, or worse, if your heating system fails in the winter. Be sure to carefully consider your potential need for emergency services before choosing to work with Elite Home Warranty. Another potential con is that while Elite provides higher coverage caps than their competitors, commercial-grade appliances are excluded from all Elite plans.

Elite Home Warranty has some of the best coverage limits in the industry, providing system payouts as high as $10,000 and appliance payouts as high as $6,000. Compared to most other providers I researched, which offer between $2,000 and $3,000 for coverage caps, Elite stands out as one of, if not the, best. I would strongly recommend working with Elite Home Warranty if you own high-end or luxury appliances, have more appliances and/or home systems than the average homeowner, or simply prioritize higher coverage caps. My preference is Elite’s Complete Plan (covering both home systems and appliances), which ensures that you’re able to take advantage of the above industry standard coverage caps.

That said, if you prioritize emergency services in your home warranty coverage I would not recommend Elite Home Warranty. While Elite does have 24/7 customer service, you can’t easily receive emergency services after hours or on weekends, which is a major setback for the company in my opinion, and could be a potential deal-breaker for New Jersey homeowners. 

Elite Home Warranty offers three plans, including one for systems, one for appliances, and a comprehensive plan called Elite Complete which would be my choice because of its amazing coverage.

While these are standard options for home warranty plan types, Elite sets itself apart with its outstanding coverage limits. Elite’s overage limits are significantly higher than industry standards which normally offer limits around $3,000. As stated before, appliances are covered up to $6,000, and system coverage caps at $10,000, both outstanding coverage limits that no other home warranty company I’m aware of can match.

When requesting a quote, I was offered a 30-day free trial for the policy I chose and $150 off the annual cost to get started if I called to schedule coverage. I recommend calling Elite to secure the lowest cost for your home warranty coverage with this company.

According to my research, Elite offers more add-ons than most providers in the industry, second only to Liberty Home Guard. I like that customers have the option to purchase additional coverage for premium appliances and systems with the confidence that they will be supported by Elite’s high coverage limits. If you own more expensive appliances or systems than average, including luxury appliances, I would highly recommend taking advantage of the services provided by Elite, as their above-industry standard caps could be incredibly beneficial to you.

Exclusions

These are Elite Home Warranty’s plan exclusions:

  • Natural disaster-related damages
  • Acts of God
  • Commercial-grade appliances
  • Units in a rental property
  • Cosmetic damages
  • Lack of maintenance

Elite’s service contracts have exclusions that are in line with those of most other companies that I researched. Thankfully, Elite is transparent about its service fees; however, there are additional fees of up to $150 for servicing professional-grade appliances and for service calls during weekends or after hours. While this may not be a deal breaker for you, it is important to note that these extra fees are not common practices among many other providers.

Elite Home Warranty offers plans that are in line with standard industry pricing. However, the process of determining the cost of add-ons, which will significantly impact monthly costs,  was slightly frustrating. I found it easiest to speak with a representative over the phone, so I could ask specific questions. 

Elite’s add-on costs average between $15-$20 a month each, which is the average across the market for the add-ons they offer, making them an affordable option for added protection. I love that Elite offers a free month trial with a $70 copay for claims files and a cancellation period so you can determine if Elite will be the best fit for you and your home.

As a secret shopper, my initial experience with Elite was a bit frustrating. I found its website to be difficult to navigate and was contacted multiple times to confirm my coverage. I could only find add-on pricing in the sample policy a customer service representative provided via email when I requested a quote online. These are characteristics that seem to be unique to Elite, as most other providers clearly list add-on pricing and include a calculator and quote-estimator for customers to use. Experiences with the company seem to be more positive when calling and speaking with representatives. 

That said, Elite has many positive reviews online across reputable platforms like Yelp, Truspilot, BBB, and Google and has received many accolades from reputable review websites. Reviews on their web page praise lower service fees and better experiences than other companies previously used by the customers, and positive experiences with customer service representatives before and after their issues were resolved. Also, Elite makes it easy for you to opt out of receiving communication through a button on the home page of their website.

Elite Home Warranty has much higher reviews when compared to other providers; however, it is important to note that it has a significantly lower number of reviews than others with less than 50 total reviews on two reputable review websites (Trustpilot and Yelp) each. While the score is based on the quality of the review, the quantity of reviews does lower the reputation of the score in this case. That said, because Elite has been given a strong rating and accreditation by the Better Business Bureau (BBB), I trust the company’s service and follow-through with its customers.

Positive reviews across multiple platforms highlight a quick and easy claims process and service follow-up. Many also appreciated the customer service provided to them throughout the service process to ensure repairs were made to the customer’s satisfaction. Positive reviews also praise Elite for not pressuring them into a plan during the shopping stage. Alternatively, negative reviews pointed out that the level of communication during the sales process is sometimes viewed as aggressive, and one discusses potentially rude communication between an Elite representative and technician. However, because Elite has been given a BBB rating of A+ and accreditation, the few negative reviews do not affect my opinion of the company.

With a score of 6.8, Elite has a below-average claims process score. While it has several ways (both online and over the phone) and constant availability to file a claim, the company doesn’t provide emergency services. This means that you would be left with a leaky machine or no AC system without assistance after hours and on the weekends. This is clearly less than ideal and certainly a deal breaker for many homeowners. Elite has an industry-standard response time, promising a response between 24 and 48 hours. 

Elite Home Warranty is available in 47 states, including New Jersey. Near nationwide availability is a great measure of trust in a company’s legitimacy and reputation, as it proves that it can operate in many different places while sustainably granting payouts for filed claims and does so with industry-standard breaking coverage limits.

New Jersey Home Warranty Regulations

Companies offering New Jersey homeowners home warranties must have a permit to issue service contacts with the state of New Jersey. You should always verify this before choosing a company. In 1977, New Jersey passed a law stating that all home builders must purchase a home warranty, either through the state or a private practice. This law protects that newly built home for 10 years, ensuring that the homeowner doesn’t suffer the consequences of faulty construction practices. The legislation also protects home warranty purchasers by placing regulations for claims processes on companies, including a time frame for response and payout before the customer can file a claim with the New Jersey Office of the Attorney General. The New Jersey Department of Community Affairs offers some insightful and helpful explanations of home warranty regulations as well.

There is currently one lawsuit against home warranty company Stanley Warranty brought by the Division of Consumer Affairs New Jersey. The Division of Consumer Affairs has directly received 97 complaints and 498 complaints through the Better Business Bureau. This is unfortunately a common issue with home warranty companies, sadly, so be sure to read all the fine print and work with a company you feel you can trust.

You need a home warranty in New Jersey if you want protection on home appliances and systems beyond your savings account, including HVAC and plumbing systems, that aren’t covered by your homeowner’s insurance policy. While having an active home warranty policy is not a legal requirement in New Jersey, it can be a smart investment for many homeowners looking to avoid sudden expensive repairs, especially if these potentially high costs would present a financial hardship for your family.

How much does a home warranty cost in New Jersey?

The average cost of a home warranty in New Jersey is approximately $55 a month, or $600 to $700 annually, based on the quotes I received while secret shopping. The quotes I got were for a two-bedroom, two-bathroom single-family home with less than 5,000 square feet in Glen Rock, New Jersey. 

Some factors that may cause the cost of your home warranty to vary in New Jersey can include:

  • Type of Plan: In my research, I found that many companies offer an appliance-only plan and a home systems-only plan. While they are affordable options and may be helpful to some, I recommend choosing more comprehensive plans that cover both systems and appliances. Be sure to check if your appliances or systems are covered by manufacturer’s warranties, as your home warranty provider will likely deny service to those appliances and systems. While these plans will certainly cost more per month, it is often worth the investment when something breaks down. 
  • Location: The cost of living in your area will likely affect the cost of your coverage as areas thath have higher costs of living often cost more to cover because repairs, replacements, and cost of labor are often higher. If you live in a less expensive area, you may be able to save more, but a more expensive area will likely be accompanied by higher average home warranty costs.
How can you save money when shopping for home warranties in New Jersey?

You can save money when purchasing home warranties in New Jersey in a few ways:

  • Look for discounts and research many companies: I advise requesting a minimum of three quotes from reputable providers, being sure to specifically ask about discounts, and compare the prices, plans, and discounts offered to see where you can find the best value for your needs.  
  • Speak with a customer service representative: A customer service agent is a knowledgeable and helpful resource for you to use when shopping for home warranty coverage. They are aware of all available and applicable discounts and can even offer you a better deal than online quote generators from company websites can. 
  • Choose add-ons wisely: Add-ons can provide excellent coverage for items not commonly covered, like pest control, electronics, and lighting fixtures. However, they do add on additional monthly costs. I advise comparing the cost of these additional items you could add to your coverage against the cost of that item and its common repair and/or replacement cost against the converge and its sample contract specifics, including exclusions. Personally, I would choose not to add electronics coverage to my plan because my Apple devices, including work laptop, are all covered with AppleCare. My partner, however, might choose to add electronics coverage because their laptop is Dell and they don’t have a manufacturer’s warranty on their device. 
  • Adjusting your service fee: Some companies will allow you a choice of service fee, ranging from $65 to $125 in New Jersey based on my research at the time of writing. If you want the lowest possible monthly premium, you can opt to pay the highest service fee offered by the company you choose. Most companies on this list offer a quote calculator on their website so you can easily see how changing your deductible changes your monthly premium.
Is a home warranty worth it for New Jersey homeowners?

A home warranty is worth it in New Jersey if you’re concerned about potentially covering expensive out-of-pocket costs for home systems and appliance repairs or replacements, like your refrigerator or HVAC system. Consider that your HVAC unit stops working in the middle of the snowy winter. The average replacement cost to replace the unit is over $5,000, depending on your unit and amount of work needed. With the average temperatures in parts of New Jersey being between 15℉ and 30℉, living without a heating unit could be devastating. A home warranty helps to alleviate the stress of these possibilities, ensuring that you are supported in your times of need. 

 rnrnIn contrast to that drastic repair cost, a home warranty in America costs an average between $250 and $2,000 per year, compared to the average of over $2,000 out-of-pocket annual home maintenance costs. For homeowners that cannot afford a sudden expense, home warranties are a fantastic option for protecting themselves financially. 

 rnrnIf you are comfortable paying large out-of-pocket expenses for repairs or replacements, own a brand-new home, or have new appliances that are covered by a manufacturer’s warranty, a home warranty is not worth it in New Jersey. However, something to consider is that if your appliances are covered by manufacturer’s warranties, your systems may not be, and so a systems-only plan may be beneficial to you.
