As a result, I’m uncomfortable recommending this provider, as they have a poor company reputation and overall lousy online customer service reviews.

    If you’re looking for comprehensive coverage for unique items like a reverse osmosis water filter and even services like pest control, carpet cleaning, re-keying two-cylinder locks, power washing, and window washing (which I’ve NEVER seen another provider have as an add-on option), then I recommend Liberty with their 40-plus add-on options. Plus, if you have pro-series appliances, like American Range, Chambers, and KitchenAid, you can opt for an add-on that protects these luxury appliances, so you don’t need to worry about hitting a coverage cap. Other providers don’t cover items like these or offer sufficient coverage if you need these items replaced, so this is a significant bonus for Alaskan homeowners with premium appliances. 

    While they have incredible customization options, Liberty doesn’t have high coverage limits. Most providers offer up to $3,000 in coverage. But  Liberty maxes out at only $2,000 — not nearly enough to cover large home systems like your HVAC system (which costs over $5,540 to replace) or luxury appliances. If you need more extensive coverage and Liberty’s add-ons for premium appliances won’t do, check out a provider like Elite Home Warranty, which has coverage of up to $10,000 on home systems and up to $6,000 for appliances. 

    With top-notch customer service ratings of 4.7 stars from Trustpilot and a great customer reputation, Liberty Home Guard is easily one of my top picks for a home warranty provider. Their extensive add-on options allow you to customize your plan far more than providers like Select Home Warranty, which has fewer than 10 add-on options, can do. These options provide you with so much flexibility, so you can choose more coverage for the things in your home that really need it without overpaying. On top of this, Liberty’s add-ons are unheard of in the industry, with offerings like pest control, window washing, and carpet cleaning — all options that can help you keep your home cozy and clean after a heavy Alaskan snowfall. 

    One of Liberty’s biggest drawbacks is that, according to their sample contract, they will only cover up to “the cover item’s book value.” Essentially, Liberty will only reimburse you for what the appliance or system is worth after depreciation. While this isn’t unheard of, you’ll want to know this is going into one of their policies so you’re not left surprised by a lower-than-expected reimbursement. 

    Despite Liberty’s average-at-best coverage caps, their add-ons can make up for this on some appliances if you’re looking for more coverage, and I’d still recommend them to most homeowners. Unless you have premium home systems, most of Liberty’s coverage will suffice for repairs and go a long way toward helping you replace large home systems like your (probably) overworked HVAC system. 

    Liberty receives a perfect score for their impeccable plans and coverage choices, including over 40 add-ons — far more options than I’ve seen any other provider offer. For example, you can opt for pest control coverage, which Alaskan homeowners may find especially helpful when dealing with invasive Cottonwood leaf beetles, carpenter ants, or silverfish. I also like that Liberty’s plans are super straightforward, with an appliance–only plan, systems plan, and Total Home Guard plan, which provides coverage for both. For only $5 to $10 more, the Total Home Guard Plan is my preferred choice because you receive much more comprehensive coverage for the entire home.

    The average cost of a home warranty varies significantly by state, but after collecting many quotes, I found that it averages around $54 per month. Fortunately, Liberty Home Guard offers very competitive pricing, with their most budget-friendly plan, which is an appliance plan starting at $49.99 per month. Where the company falls short in affordability is their expensive add-ons, which often cost $20 or more per month — a significant increase in the overall cost of your monthly premium. However, you are receiving great value for the add-ons and unique options you won’t find with other providers, such as coverage for TV mounting, in-fridge ice makers, reverse osmosis water filter systems, and electronics protections. 

    My pro tip for the best deal is to linger on Liberty’s website for a few minutes, then visit another tab. When I did this, Liberty’s website offered me two months free and $200 off my home warranty purchase, a considerable saving. 

    Having worked on many home warranty company reviews, I’ve spent extensive time working with Liberty and other home warranty providers’ customer service and websites. I have to say Liberty is one of the best. Not only is the company’s website user-friendly, but I love the customizable mix-and-match quote process, as it allows you to explore different types of coverage easily and see your rate after selecting different add-ons. This process allows you to easily weigh your options and priorities and assess what will fit best with your budget, especially if you want to sign up for common Alaskan add-ons like limited roof coverage (essential in areas with lots of snow) or well pump coverage. The biggest drawback to Liberty’s customer experience is their many points of contact after a quote, which our team found a bit overwhelming. I’ve personally received many follow-up calls and emails, which can be irritating. 

    Liberty Home Guard has a top-notch reputation because of their consistent customer service, high customer reviews, and positive ratings. Many clients highlighted the efficient claim process, fast turnaround after submitting claims, professional customer service, and knowledgeable technicians. I’m delighted to read about the quick turnaround time, as Alaskan homeowners definitely don’t want to be left without their heater on a frigid winter day. In contrast, negative reviews noted being charged extra fees beyond the regular service fee or experiencing long wait periods. However, I would take this with a grain of salt, as the reviews were overwhelmingly positive.

    Regardless of how excellent a company’s service is, there will always be some negative reviews. The key is to assess general trends (which I’ve done above) so you can get a complete picture of how the company generally treats their customers and what customers like and dislike about their experience with the provider. I recommend reading negative reviews, but do so with caution, as they can be exaggerated or occur when a customer doesn’t fully understand what their policy does and doesn’t cover.

    *Note (As of 3/27/24):  the Better Business Bureau recently shifted LHG’s A+ rating to “NR.” We reached out to a representative from the BBB, and they told us, “This business is not currently rated. BBB has recently received numerous complaints against this business and will issue a rating after it has fully evaluated them.” When asked about whether they revoke ratings after an increase in complaints, the rep said, “Yes, if they feel they need to review the complaints first before issuing an accurate rating.” This scenario has happened to LHG twice in the last two years, but each time, the BBB has restored their A+ rating after a thorough review. 

    Liberty Home Guard has a perfect score in this category for their speedy average claim response time of 12 hours and superior emergency service coverage. After all, no one wants a broken-down heater on a freezing day in Alaska. Most providers offer response times of 48 hours or greater, so this is a significant benefit as you’ll hear back from Liberty, in most cases, much sooner. Customer reviews echoed this sentiment, sharing that Liberty gave them quick payouts and an easy claim process, which they accessed through the online portal or by calling the customer service line. 

    Liberty Home Guard is available in all 50 states, including the beautiful Last Frontier state. Liberty is one of the few providers with nationwide coverage, giving all U.S. homeowners access to their comprehensive coverage and demonstrating an ability to pay out claims to all 50 states. This reassured me of their longevity and steadfast business model.

    Choice Home Warranty (CHW) has a high claim acceptance rate, which customers repeatedly praised in reviews, and top-notch emergency services — a must-have for those days when your HVAC system breaks down mid-winter and you have no heat in Alaska of all places. I also like that Choice offers largely affordable plans, with both costing less than $55 per month, even for their more comprehensive Total Plan. 

    CHW doesn’t have the strongest reputation, primarily because of their ongoing consumer fraud lawsuit with the Arizona Attorney General, which doesn’t give me peace of mind. Another con is their roof leak protection, which only covers up to $500 for access, diagnosis, repair, and roof replacement. Many Alaskan homeowners need more frequent roof work and replacement due to heavy snowfall, so while I recommend grabbing this coverage, be aware that it’s only up to $500, which isn’t enough for most roof repairs that cost up to $3,000. 

    If your biggest concern is claim acceptance, Choice Home Warranty is a solid choice because of their high claim acceptance rate and fast turnaround. While I didn’t like coming across the lawsuit with the Arizona Attorney General, Choice has solid customer reviews and a B rating from the Better Business Bureau, demonstrating that they generally treat customers well. 

    Lastly, I like that Choice offers more affordable monthly plans that cost less than $55. Most providers’ more comprehensive plans start at $60 or more, with some, like AFC Home Club, having plans that cost as much as $99.92 per month — a significant amount to add to your monthly budget. Overall, Choice checks all these boxes if your priorities are high claim acceptance, fast turnarounds, and a competitive price point. 

    Choice Home Warranty has fewer plans than most, and, frankly, I’d skip their Basic Plan altogether because it doesn’t cover common appliances like your refrigerator, air conditioner, dryer, or washer. I certainly don’t want to be left hanging my clothes out to dry on a chilly Alaskan day, so this is a dealbreaker for me. However, Choice’s Total Plan covers these items and many others, such as garbage disposals, plumbing stoppages, and cooktop exhaust fans, so I would opt for that one.

    Choice’s Basic Plan is exceptionally affordable at only $46.67 per month (around $7 less than Alaska’s average and $32 less per month than the national average). They even have cost-effective add-ons, with most costing less than $14.99 per month, which is much better than providers like Liberty Home Guard that have add-ons that cost $15, $20, $25, or more per month. Even an add-on of $10 more per month translates to an extra $120 out-of-pocket per year, so weigh your options when deciding between companies and add-ons, as even “small” price differences will impact your bottom line.

    Choice Home Warranty has an efficient customer experience process with a speedy online quote calculator and an extensive nationwide network of over 15,000 vetted contractors, allowing them to assign one to your home for repairs quickly. All the contractors Choice uses are local and vetted, saving you time finding one on your own or dealing with a rude or inexperienced contractor. The only drawback to their customer experience is the quote calculator doesn’t allow you to easily compare Choice’s two plans and prices, making it challenging to weigh your options as you pick between them. 

    With 14 years in business, Choice has demonstrated experience in the industry and overall positive reviews, with a solid B rating from the BBB and a 3.7-star rating from Trustpilot. While lower than Elite Home Warranty, these strong scores reassure me about their business practices. Positive reviews typically highlighted respectful, professional customer service agents, quick repairs, and even next-day or two-day service after claim submission. On the other hand, negative reviews shared that Choice closed their claim and they had to repeatedly reopen the claim to get repairs done — which is not something I want to see. 

    The biggest hit to Choice Home Warranty’s company reputation is the current Arizona Attorney General’s filing of a consumer fraud lawsuit against it. This government action is pending, but it doesn’t boost my confidence in Choice’s services.

    Choice Home Warranty scores very well for their 24/7/365 availability and emergency services, which every provider like AFC Home Club doesn’t offer. Some providers like Elite Home Warranty even charge an extra fee for emergency services, which is certainly a downside, especially if you have a broken-down heater on a freezing cold day in Alaska. You also have plenty of options for submitting claims through their online portal or over the phone. Customers share that Choice has a swift response time, with the average response time falling between 24 and 48 hours, which is better than most.  

    With availability in 48 states, excluding California and Washington, Choice Home Warranty covers most states, including Alaska. What impresses me is that in 14 years, they’ve handled over three million customer claims and more than 6,600,000 service requests, demonstrating their exhaustive experience and ability to field many claims throughout the country.

    Select offers straightforward coverage at an affordable rate, especially if you snag a discount (which seems perpetually available on Select’s website). I’ve seen many discounts for $150 off plus two months free and a discount for paying annually. These deals can bring your premium down to as little as $39 a month, which is excellent, especially when looking at their Gold Care plan, which has up to $3,000 in HVAC coverage. While not enough to cover an HVAC system replacement, this is enough to cover most repairs and give you greater peace of mind. I also love Select’s lower service fee options of $65 and $75, which are much more affordable than companies like Elite Home Warranty, which starts at $100. 

    Select Home Warranty doesn’t cover unknown preexisting conditions, which isn’t unheard of for the industry, but it poses a problem that may result in Select rejecting your claim. For example, if you file a claim for a broken down dishwasher, but the technician discovers a preexisting condition that was in effect before your policy with Select was active, you would be responsible for the repair cost as you weren’t covered when the condition developed. While other providers have this same exclusion, some, like Liberty Home Guard, offer plans or add-ons that protect you if you don’t know about an existing issue with your home system or appliance before signing up. 

    Another con was some of Select’s strange exclusions that I found in a sample contract on their website. For example, the following plan includes coverage for the dishwasher but excludes racks and rollers, which many homeowners probably consider part of the appliance. This can lead to claim denials, which leaves you out of the money. 

    Founded in 2012, Select Home Warranty packs a punch with their high-value plans at a more affordable price point, especially when paired with their ample discounts, such as a two-month free offering on their website and a discount for paying an annual premium. 

    With that said, Select has a few cons, such as some customer reviews claiming they were charged multiple service fees for one visit. These customers had multiple appliances examined during the same home visit, but Select charged a service fee for each appliance. I haven’t seen this complaint with other providers, so this stood out as an unusual (and not-so-great) feature that feels like nickeling and diming to me. They also have odd exclusions in their sample contract, so take a close look at the policy before signing so you’re fully aware of any exclusions. For example, your plan may cover the oven, range, and stovetop but exclude the range hood. As homeowners, we think of these as all part of the same appliance, so keep your eyes peeled when shopping for plans. Lastly, Select doesn’t cover preexisting conditions. While this isn’t unheard of in the industry, it’s a letdown when providers like Liberty Home Guard cover these conditions, which offer a lot of peace of mind that your provider won’t deny a claim due to a condition you didn’t know your appliance had. 

    However, if you’re on a budget, Select is hard to beat with their many discounts, affordable pricing, and low-cost service fee options (anywhere from $25 to $35 less than most providers). 

    Select ranks well amongst the competition for their flexible and affordable plan options. You can choose from three plans (an appliance-only, systems-only, and comprehensive plan with both). I especially like that their  Gold Care and Platinum Care plans cover up to $3,000 for the HVAC system, which is critical for Alaskan homeowners dealing with intensely cold temperatures of 19.4 degrees Fahrenheit, the average for a December day. This is standard for the industry, with most home warranty providers offering $2,000 to $3,000 in HVAC and appliance coverage, but Select is cheaper than most, making this a steal. Personally, I’d go with the Platinum Care plan, which is only a few dollars more per month and offers coverage for appliances and home systems like your electrical system, heating system, and ductwork.

Compare this to providers like Elite Home Warranty, which offers service fees of around $100, and Select is far more affordable than most.

    Select’s website and online quote calculator are user-friendly, much more so than Elite Home Warranty, which doesn’t generate an estimate for you — you have to wait for an agent to reach out. I appreciate how quick Select’s process is, the easy-to-understand breakdowns of what each plan covered and didn’t cover, and more. Lastly, Select’s pricing is very transparent. I could easily find add-on costs, allowing me to budget more effectively as I shopped. This feature is a significant benefit over providers like Choice Home Warranty, which makes you hunt down the pricing for add-ons. 

    With nearly a four-star average on Trustpilot and a solid B rating from the Better Business Bureau, Select Home Warranty has primarily positive reviews. Reviews typically highlight an easy sign-up process without a pushy salesperson, showcasing Select’s good customer service and prompt, timely responses from technicians who quickly addressed repair issues.     Elite is our top choice for best customer satisfaction for several reasons. One, they have an outstanding A+ rating and accreditation from the Better Business Bureau and close to five-star ratings on other third-party websites. These ratings are MUCH higher than most home warranty providers, such as AFC Home Club, which had a poor 1.9-star rating with Yelp at the time of writing. The second reason is their incredible, practically unheard-of coverage caps, which are up to $6,000 for appliances and $10,000 for home systems — this is two to three times what most home warranty providers offer and ensures you won’t be left paying for part of your dishwasher’s replacement. 

    Elite Home Warranty doesn’t include emergency services in their plans. You must pay an extra fee if you need help outside service hours. Most providers don’t charge an additional fee for this service, so this is pretty frustrating. I also don’t love that Elite excludes commercial-grade appliances from coverage, but this won’t affect most homeowners. 

    If you have luxury or premium appliances or home systems, I strongly recommend Elite Home Warranty for their unmatched coverage of up to $6,000 for appliances and $10,000 for home systems. You can opt for this level of coverage through their add-ons, which are reasonably priced, with most costing around $20 per month. On top of their high coverage levels, Elite has an excellent customer service record with an accreditation from the BBB and high star ratings from multiple third-party review websites. These pros give me a lot of faith in their process and how this provider treats clients. 

    Besides their incredible payout caps, one of Elite’s biggest pros for me is that they never require a maintenance record. Some providers like AFC Home Club require a maintenance record from a licensed technician that shows the technician serviced your HVAC system or appliance and you kept up with any suggested repairs. This requires you to keep a tight check-up schedule, pay more attention to routine maintenance, and always opt for repairs suggested by the service technician, even if it’s something cosmetic, or you risk some providers denying coverage later. As someone who wouldn’t want to endure freezing Alaska temperatures with a broken HVAC system while I’m trying to gather maintenance records for my home warranty provider, Elite’s no maintenance record policy is a blessing.

    The biggest downside to Elite is their lack of commercial-grade appliance coverage and emergency services (unless you pay an extra fee). However, these are downsides I can personally live with. 

    Elite Home Warranty offers standout plan options with an appliance-only, systems-only, and comprehensive plan covering both (it’s Elite Complete — my preferred choice from this provider). I received multiple discount offers from a $150 sign-up bonus, a 30-day free trial, and a first-month free offer, all of which you can receive by filling out the form on Elite’s website and waiting for an agent to reach out to you. Overall, these discounts give you a great way to try Elite’s plans at a lower price before you fully commit. 

    Elite scores a perfect 10 out of 10 in this category for their multiple plan options, great discounts, easy plan process, and, most importantly, high coverage caps. Coverage caps determine how much a provider will pay for a single appliance or system, like your dishwasher or plumbing, so you want to verify that your policy has a high enough cap that comfortably covers repairs and replacements. Most providers only have $2,000 to $3,000 coverage caps at best. However, Elite offers up to $6,000 in appliance and $10,000 in home system coverage, making them a truly outstanding provider in terms of the coverage you receive, especially if you have luxury or high-end appliances that cost more to fix.

    My customer experience with Elite Home Warranty was strong. The sales process wasn’t pushy, which I appreciate as an introverted individual who doesn’t like dealing with aggressive sales reps. Many customer reviews shared similar sentiments and felt the process was more educational than most home warranty calls, so they left feeling good about their experience and options. The only downside to Elite’s customer experience is the lack of follow-through. I had to wait several days to hear back from an agent when I asked a question, and one of my text conversations with an agent never concluded.

While this is better than providers like AFC Home Club, which offer no emergency services, I still don’t want to be left without a working heater on a chilly day, and paying an extra fee adds salt to the wound. Still, I’m glad Elite offers some form of emergency services. Regarding submitting claims, Elite scores well with 24/7/365 communication for filing claims over the phone or through their online portal, so you can submit claims and ask questions anytime without worrying about calling during your work hours.

Club Benefits include deals, discounts, free medical benefits, credit monitoring, auto insurance, homeowners insurance, total electronics coverage, pet benefits, vision insurance, and more. These are unique offerings in the home warranty industry and are definitely a big plus in AFC Home Club’s favor. Alaskan homeowners may particularly benefit from the emergency alert network, which works with emergency services to provide them with vital medical information while alerting their friends or family. This service is available 24/7/365. 

    AFC Home Club’s sample policies have many exclusions and coverage cap limits that are quite low, such as a limit of $500 per membership term (one to three years, depending on the plan) for your septic system. This coverage isn’t nearly enough to cover the cost of replacing a septic system, and items like the tank line from the house and clean out are not covered, which leaves you footing a large part of the bill. I don’t like AFC”s lack of emergency services. All the other providers on this list offer emergency coverage for those awful nights when your heater breaks down or your laundry machine starts leaking water. However, AFC offers no emergency services and is closed on nationally recognized holidays, leading to delayed service. 

    Honestly, AFC Home Club has impressive additional benefits like electronics coverage, great available discounts, and fair pricing, but they aren’t my top choice for a home warranty provider. For starters, their plans have many exclusions — none of which are unusual for the industry. But the sheer quantity makes it challenging to assess if your appliances or systems would be excluded based on system mismatches, lack of appliance capacity, and if you perfectly adhered to routine maintenance suggestions with a licensed technician backing you up. This is a lot to juggle, so I’m not sure I find it worthwhile, particularly with AFC’s lower coverage caps (only $500 per membership term for your septic system, for example). 

    AFC Home Club’s sample policy had extensive exclusions that stood out as more than most providers based on my countless hours of research looking into home warranty providers. I also found many coverage caps based on membership terms (the length of your plan), which I haven’t seen with other companies to the same degree. These caps were very low. For example, AFC only pays up to $150 per membership term for your garbage disposal, ductwork, and range exhaust, according to their sample policy for Platinum Plan members. Another con was that the Diamond Plan, AFC’s most comprehensive plan with many unique additional benefits like electronics protection, wasn’t offered in some parts of Alaska. Since their additional benefits are one of AFC’s biggest pros, this is a huge letdown for anyone living in Anchorage or other parts of Alaska who doesn’t have access to this plan. 

    With all this said, AFC Home Club may be a great choice if you would benefit from their Club Benefits like free or discounted medical and insurance benefits, credit monitoring, home security, and retail and restaurant deals. 

    During my secret shopping, the Diamond Plan was unavailable in my area (a home in Anchorage). This is a bummer since it covers 18 systems and appliances, exterior water and sewer lines, and electronics like your smartphone. If you live in an area where AFC offers the Diamond Plan, it’s a solid plan to consider as it covers 18 systems and appliances and electronics, such as your smartphone, and exterior water and sewer lines. Otherwise, AFC’s plans stand out with their unique additional benefits, such as free programs and discounted services and goods through their Club Benefits, which are available with all plans. These benefits include free and discounted rates on insurance, medical benefits, credit monitoring, home security, and retail and restaurant discounts. These are very unusual offerings in the home warranty industry, so if you take full advantage of them, AFC may be a strong contender for your home’s coverage.

    When looking at their other exclusions, everything is relatively standard, but their sample policies had extensive exclusions, so I recommend looking closely before signing on with the provider. While none of these exclusions are strange, the quantity adds up and leaves room for ACF to deny your claim if you’re not meticulous about maintaining your systems, keeping them up to date, and appropriately matched to your home and other systems.

AFC Home Club will pay up to $3,000 per item per membership term for appliances, which is average for the industry, but at these lower policy costs, this is a pretty budget-friendly choice. However, you’ll want to remember that “you get what you pay for,” as some items receive coverage between $150 and $500, like your kitchen refrigerator ice maker or standard thermostat (which only receives $80 of coverage per membership term). While it’s unlikely that your thermostat will give out multiple times in less than three years, this still isn’t a lot of coverage, so keep that in mind. 

    My experience with AFC Home Club was smooth. The online quote process was fast and easy, and you truly received a quote in “thirty seconds,” as advertised.A major pro of working with AFC is that you can choose your own technician. As long as the technician is licensed and insured, AFC Home Club will work with them as they perform repairs on your home. If you don’t know any local technicians, AFC will send someone from their extensive nationwide network of skilled contractors. So, you get the best of both worlds. However, the greatest benefit is that AFC offers a long work guarantee of up to three years. Most home warranty companies, like Liberty Home Guard, offer a one to two-month guarantee, but you can receive greater peace of mind with AFC, which guarantees repairs for the life of your plan, which is either one to three years, depending on your plan length. This applies even if you choose your own contractor, as well as to costly repairs such as AC units or water heaters. 

    AFC is accredited with the Better Business Bureau, Consumer’s Advocate, and Consumer Affairs, demonstrating a strong history of customer satisfaction. Despite this, their ratings from Trustpilot and Yelp were both on the lower end, especially when compared to Elite Home Warranty, which regularly receives average ratings of over 4.5 stars. When reading through the reviews, common themes included fast claim turnaround with quick scheduling, a good claim acceptance rate, and praise about being able to choose your service provider.
