Utah Home Warranty Companies I Didn’t Include

I don’t recommend Landmark Home Warranty in part because I came across multiple negative customer reviews during my research. Landmark’s lack of Better Business Bureau (BBB) accreditation also caught my attention. No service works perfectly for every customer, and a few complaints don’t make a company terrible. But poor ratings and unresolved issues indicate larger problems to me. It also lacks BBB accreditation, and without that, I simply felt more comfortable recommending other providers instead.
I also didn’t include Select Home Warranty. That said, it actually offers solid protection for essential systems in Utah homes. And while wait times and spare part delays don’t thrill me, Select resolves most problems within a respectable timeline. Yet limitations on optional add-ons (just nine available while most providers have 15 to 40) make customizing plans difficult compared to other carriers. Between fewer options and its mediocre 3.7-star Trustpilot rating, I believe residents have better choices when choosing a home warranty against Utah’s 80–100ºF and 0–30ºF summer and winter average temperatures, respectively,  and nonstandard appliances and systems common in Utah homes.

I like Liberty Home Guard (LHG) due to its flexibility — with over 40 add-on options, you can fit coverage to special home features like a central vacuum, septic system,  or guest house. It also has great extras like a 60-day workmanship guarantee — longer than the 30-day industry norm. Between the customizable choices, top customer service ratings, and pro-series appliance add-ons, Liberty stands ‌out to me as a strong home warranty company in Utah.

Despite having the most optional add-ons, Liberty falls short on coverage limits, topping out at $2,000 depending on the plan and appliance. This is low next to other providers, most of which offer around $3,000, while Elite Home Warranty offers up to $6,000 — three times Liberty’s cap. Another drawback is that Liberty is newer to the industry (founded in 2017) next to longer-standing companies. Also, once under contract, customers report frequent sales calls for plan upgrades and add-ons and a $50 cancellation fee 30 days after signing your contract.

Liberty Home Guard is an excellent home warranty choice, especially for unique Utah homes with high-end appliances or in rural areas where coverage of septic systems, well pumps, and sump pumps would be useful. With over 40 add-ons for specialty coverage like pools, pest control, and carpet cleaning, you can fit a Liberty policy to your exact needs. LHG also has great customer service, a fast claims process, and a 60-day workmanship guarantee that exceeds the industry norm of 30 days. Plus, with competitive pricing from around $50 monthly, Liberty provides outstanding value.

The main drawbacks of LHG are its lower coverage caps of $2,000, which may not be enough to repair or replace luxury appliances, and unclear service fees when getting a quote. You can pay extra for pro-series appliances, but with an extra monthly premium per appliance, I don’t think the cost is justified. So, for higher coverage limits, American Home Warranty and Elite Home Warranty are better choices.

However, if high coverage caps aren’t important to you (if you have lower-cost/standard appliances), few companies match Liberty’s affordability, custom add-ons, and excellent customer service. For most Utah homeowners without ultra-high-end systems, Liberty Home Guard is one of the top home warranty options.

Liberty Home Guard’s plans start at affordable rates, with Appliance Guard around $50 monthly — equaling the $50 national average. The Systems Guard and Total Home Guard plans ‌start at $55 and $60 monthly, respectively. I’d pick the Total Home Guard plan for full systems and appliance peace of mind since it only costs $10 more than Appliance Guard when I got quotes.

LHG offers over 40 optional add-ons like pro-series appliances, pest control, carpet cleaning, and more.  Most add-ons range from $8 to $15, though some span $4 to $36. One drawback is Liberty’s $65 to $125 service fee when you file a claim‌ — the industry average is around a $75 flat fee.

When I did my secret shopping, Liberty offered nice discounts like two free months with an annual payment (savings of over $100) and a $225 coupon. But you may pay more for optional add-ons — most over $14.99 per month (most other providers’ add-ons range from $5.99 to  $12.99 per month). There is also a higher-than-average $65 to $125 fee each time you file a claim.

One important item I found in the fine print of a sample contract is that Liberty only covers items up to its “book value.” So it won’t pay the full value of an appliance or system before it was used. LHG also has lower coverage caps of $2,000 per item, which is less than other providers like American Home Shield and Select Home Warranty. But if you have unique appliances, like a reverse osmosis filter or pro-series items, Liberty is a good choice. With the most optional add-ons, most Utah homeowners can cover most of their unique appliances and systems. 

Liberty has pretty good customer service. I like its smooth online quote process — it lets you easily customize coverage levels and compare choices. Its waiting period is shorter than average, too — only 30 days to access coverage compared to the 60-day waiting period common in the industry. Once you have a Liberty policy, you can contact the company in different ways if issues come up — via chat, call, or email. This convenience provides immediate support. I also like the 60-day service guarantee, giving confidence that the company stands behind its work.

No other home warranty provider maintains such consistently high ratings across thousands of reviews as Liberty Home Guard. For the best customer service and reputation, Liberty is my top recommendation.

I had to look hard for negative reviews — the few I found cited long waits, high fees, and confusion about contract terms. American Home Shield (AHS) impresses me with its higher-than-average coverage caps of up to $5,000 for systems and $4,000 for appliances. Extra perks like covering rust/corrosion and adjustable service fees demonstrate a commitment to customers in my eyes. AHS has truly custom protection, with unique offerings like roof leak coverage as an add-on or premium bundle inclusion. With over 50 years of industry experience, AHS has had ample time to build great relationships with local contractors — ensuring qualified technicians arrive when you need them.

American Home Shield had triple the complaints of rivals like Select Home Warranty with the BBB in 2023 and sub-2-star ratings on Trustpilot and Yelp. American Home Shield lags regarding reputability. For a company with 50 years of experience and contractor connections, these red flags disappoint me.

As an industry founder with over 50 years of experience, American Home Shield leads with its strong coverage offerings and limits reaching $6,000, which dwarf those of competitors such as Select Home Warranty. Its vast contractor network also ensures broad, reputable support nationwide

AHS covers undetectable preexisting conditions plus rust and corrosion, unlike many providers — increasing the value of its plans. Though the company touts robust contractor partnerships, some reviews show customers faced extremely long repair delays. And at 30 days, the workmanship guarantee falls short of rivals like Elite Home Warranty, which offers a 90-day guarantee.

I found AHS’s website and quotes straightforward during my own secret shopping. However, despite the higher caps, lower-tier plans cover too few appliances and systems, in my view. For comprehensive protection, the ShieldPlatinum plan is best. It covers almost everything you need with only slightly higher pricing.

American Home Shield offers three plans to Utah homeowners: ShieldSilver for major systems, ShieldGold which adds some appliances, and ShieldPlatinum as its comprehensive offering. Exclusively, ShieldPlatinum covers roof leaks and includes a free HVAC tune-up and allowance for code violations — a huge bonus, in my opinion. The tune-up prevents HVAC failures during hot Utah summers. AHS’s plans also highlight coverage of older items, no matter their age, undetectable preexisting conditions, and even improperly installed/repaired systems. These items are excluded by providers like Select Home Warranty. 

In my secret shopping, a rep offered a 20% discount to sign up same-day — so keep an eye out for deals. I personally would choose a $125 service fee for lower monthly premiums since my newer, maintained appliances will likely need fewer repairs. But the flexibility is great, even if fees trend higher than those of some competitors.

American Home Shield charges monthly premiums and service fees that are a bit higher than those of some competitors. You’ll pay $100 to $125 for a service call, and its monthly premium is also above average. But with those higher costs come better protections that other, cheaper plans don’t offer.

For instance, Utah homeowners can get up to $5,000 for HVAC systems and $3,000 in coverage for pools — two to three times more than what most home warranty companies provide. So while not the most budget-friendly option, the extra premiums give Utah homeowners real peace of mind. This is especially true if you have pricey appliances, unique systems/items, or multiple systems that would cost a lot to repair or replace without coverage.

I’d recommend weighing the monthly and service fees against how much your appliances would cost to fix without a plan. Think about replacement expenses when looking at American Home Shield’s offerings. Those with pricier items can likely justify the slightly higher monthly costs to get those higher coverage maximums.

I expected top-notch customer service from ‌AHS as a big name in home warranties. Yet many reviews mention problems communicating with agents who didn’t return calls or messages. However, American Home Shield gives homeowners multiple ways to contact reps through an account manager system. This accessibility can smooth over any issues with individual reps and helps keep responsiveness a priority.

However, other reviews highlighted miscommunications where customers left messages that were never returned or received. Understandably, this lack of response is frustrating and disappointing to see.

On the positive side, AHS’s 30-day waiting period before coverage starts is better than that of competitors that make you wait 60-plus days. AHS’s website is also very simple to navigate, get a quote from, and view pricing/optional add-ons as you prepare to choose your plan. 

American Home Shield makes filing claims straightforward with 24/7 support online and by phone. Having around-the-clock help is crucial for urgent issues like heat pump or furnace issues during Utah’s winters. Once you submit a claim, you can conveniently track its status and repair history through your online account dashboard. This gives you ongoing visibility into the process. 

However, AHS has mixed customer reviews on third-party websites like BBB, Trustpilot, and Yelp. Positive feedback highlighted good customer service, an easy signup process, and quick repairs after filing claims. However, negative reviews cited low payouts, claim fulfillment problems, and incompetent technicians sent on jobs. American Home Shield has a below-average customer rating overall, but I take this with a grain of salt since dissatisfied customers are more likely to leave reviews than satisfied ones.

I recommend calling if you have an emergency issue.  After you file a claim,  you can track your home’s repair history and follow up as needed through the website. Although Choice Home Warranty (CHW) receives mixed reviews for its claims process, I like its 24/7 customer service and multiple options to file a claim by phone or online. The company offers two easy-to-compare plans: a Total Plan covering nearly everything and a Basic Plan that excludes A/C, fridge, washer, and dryer. CHW’s pricing is competitive, given its broad coverage. Many customers report fast, effective service from knowledgeable technicians. 

Choice has 1.1 stars on Google Reviews and a 1-star rating on Yelp, which is worrisome. I also found past lawsuits against Choice, including a 2019 case filed by the Arizona Attorney General. However, this lawsuit is far from being finalized. As such, I’ve reviewed Choice as it stands as of this writing,  but if it receives a negative ruling on the lawsuit, I’ll update its scores and this review.

I recommend Choice Home Warranty in part because it has the highest claims approval rate among home warranty companies. CHW provides 24/7 support and several ways to file claims online or by phone. Many customers report fast service from knowledgeable technicians, though some face delays. Its 25,000-plus contractor network has experts ready to help if systems fail in your Utah home.

In addition to its great claims acceptance rate and large contractor network, Choice serves over 1.65 million homes nationwide, making it an experienced provider. The basic CHW plan covers both major systems and appliances, unlike many basic plans from other providers like Select Home Warranty and American Home Shield. Coverage caps are $3,000 per item annually, which is above average. But for luxury appliances needing higher caps, I recommend choosing a different provider like Elite Home Warranty.

On the downside, CHW’s service reputation isn’t great, scoring far below average on review sites like Trustpilot and Yelp. 

Choice Home Warranty simplifies things with just two straightforward plan options: a Total Plan and a Basic Plan. The comprehensive Total Plan covers 18 key home systems and appliances for under $55 per month — more affordable than competitors. The Basic Plan costs a little less monthly and still includes 14 major systems/appliances.  However, for the maximum coverage on a budget, I recommend the Total Plan. Some providers offer more custom add-ons. If you want basic protection at a low cost, Choice is a great option.

A downside is that online quotes aren’t overly detailed. You can see what each plan covers, but you need to go to checkout to see the total cost. I’d prefer to compare costs upfront. However, the 24/7 support, guarantees, and quote accessibility are notable strengths that improve the customer experience.

On the one hand, it earns praise on Glassdoor with a 4.7–star rating as an ethical workplace from employees and has decent BBB and Trustpilot scores. So, I encourage you to thoroughly vet Choice before trusting it can deliver reliable service consistently. While parts of its reputation are strong, the negative customer experiences give me pause as a potential customer.

Adding to its strong core appliance and system plans, AFC also impresses me with largely positive customer feedback online — ‌which is rare among warranty companies. And its range of optional add-ons allows Utah homeowners to customize very comprehensive protection.

I dislike AFC Home Club’s variable coverage caps. For example, some of ‌its items go up to $3,000 coverage maximums, while others only provide between $150 and $1,000 in protection. If you choose AFC, carefully review each appliance’s and system’s coverage cap to make sure you have enough coverage. You don’t want surprise gaps leaving you exposed.

Another significant AFC weakness is the lack of emergency repair services outside weekday 9-to-5 hours without extra fees. With Utah’s average temperatures of 80ºF during the hot season, waiting days for standard repairs on your cooling systems isn’t realistic.  Other home warranty companies, like Liberty Home Guard,  provide 24/7 support, recognizing around-the-clock access is essential, especially for failing HVAC systems during summer heat waves.

I love AFC Home Warranty’s user-friendly website, customizable tiered plans with flexible service fees, and unique membership perks like discounts on home security and insurance that other Utah companies don’t offer. Considering these factors, my experience with AFC Home Warranty was very positive overall.

I’m also impressed by Elite’s affordable pricing. It offers 27 different add-ons so homeowners can customize coverage to fit their needs — most competitors have only between six and 12 add-ons. Elite’s plans go up to $8,000 in coverage caps for home systems and $3,000 per appliance. This should allow most Utah homeowners to create their own budget-friendly and comprehensive home warranty plan.

Elite Home Warranty falls short in one major area — its plans don’t cover emergency repairs unless you pay an extra $150 fee. When critical systems like AC units fail during Utah’s hot summers, homeowners need urgent support. Having to pay extra for real emergency access seems unacceptable from a customer service-focused company.
