I will no longer recommend Choice Home Warranty due to several red flags I’ve seen recently. One reason is the amount of customer complaints about the company on the Better Business Bureau (BBB), Trustpilot, and other customer review websites. Another big red flag is Choice’s pending lawsuit with the Attorney General in Arizona about alleged misrepresentations and unfair practices. Given these two glaring negatives, I’ll sideline Choice Home Warranty until it improves and resolves its legal matters.

Liberty Home Guard offers competitively priced plans — ranging from $49.99 to $59.99, which is on par with the average in the industry. However, with Liberty’s wide selection of optional add-ons, it’s easy to inflate your overall costs to nearly double that. For example, if you add just 3–5 coverage options ranging from $7.99 to $14.99 per month, you’ll add $24 to $75 per month to your bill. That said, these are “optional” add-ons that you don’t necessarily need, albeit many are tempting. 

While I was secret shopping, I thought that the sales representative was helpful and transparent about pricing. They offered me a $225 discount on annual plans and two free months of coverage. They also provided a sample contract that clearly outlined the coverage limits and exclusions. While reading this contract, I saw that Liberty only covers items up to their “book value.” This statement means they won’t pay for the full replacement cost of an item but rather its depreciated value. In other words, they will only pay you what they think your appliance is currently worth — like giving you $1,000 for a 3-year-old refrigerator that you originally bought for $1,500. 

I think Liberty Home Guard provides a decent customer experience, earning a respectable 7.5/10 rating from me. It has a user-friendly website that lets you easily explore plans, compare coverage, view sample contracts, and select optional add-ons. When I called in for a quote, the customer service rep was generally helpful and was able to answer all my questions about pricing, coverage, and exclusions. One thing I liked was that they were pretty upfront about what a home warranty plan does and does not cover. A simple step like this prevents lots of future frustrations from customers. And while I had a good experience with Liberty, I found far too many recent reviews and complaints that state otherwise. Many customers have issues with claims and poor communication, which is why I could not rate Liberty higher. 

Liberty Home Guard has an excellent reputation, earning a well-deserved 9.0/10 rating from me. It consistently receives positive reviews across major review platforms, with an impressive 4.7/5 stars on both Trustpilot and Google, based on over 12,000 reviews combined. While their Yelp rating is lower, it’s based on a much smaller sample size (and from a website that’s best for reviewing restaurants, not service providers). Most of the positive reviews I read praise Liberty Home Guard for its comprehensive coverage options, fast/responsive customer service, and easy claims process. These positive reviews extend back several years, which gives me confidence that Liberty will continue to trend as a leading provider.

We reached out to a representative from LHG for comment, and they shared this statement: “Despite the BBB’s alert, our customer satisfaction levels remain by far the highest relative to our scale. Last month, we had the lowest percentage of customer cancellation requests in our entire history. On the BBB’s own platform, Liberty Home Guard has achieved a star rating of 4.5 out of 5 from nearly 2,500 reviews. For added context, the approximately 480 resolved complaints on Liberty Home Guard’s BBB profile equate to an extremely low fraction of a percentage relative to the size and scale of our total customer base. Liberty Home Guard easily gets my rare perfect score for its claims process. It has an industry-leading average claim response time of just 12 hours. This is significantly faster than many of its competitors, with 24–48-hour response times for non-emergencies. 

Quick turnaround times are important when you have an unexpected appliance or system breakdown in your townhouse at the worst possible time — like a failed AC unit on the hottest day of the summer or a broken clothes dryer with wet clothes in the laundry machine. Along with fast claims, Liberty Home Guard has 24/7 customer support and a user-friendly online claims submission process. You can easily submit and track your claims in your online dashboard. Additionally, Liberty has a high claim payout rate, with most claims being approved within 48 hours after the standard 30-60-day waiting period. 

Liberty Home Guard gets a strong rating from me for its transparency and ease of use. Its website makes it easy to compare plans, coverage options, pricing, and exclusions. They also offer sample contracts online, which lets townhouse owners review the actual terms and conditions of a contract before they sign up. Liberty Home Guard’s contracts are written in clear, concise language, and it is extremely transparent and written in a way that’s easy to understand (i.e., with very little technical jargon).

Liberty Home Guard earns a perfect 10/10 for flexibility in service providers, as it lets you use your own contractors for repairs or replacements. This is a significant advantage for townhouse owners who know and have experience with contractors near them, like a plumber four doors down that you’ve known for over 10 years. This flexibility sets Liberty Home Guard apart from many competitors that only let you use contractors in the network that it picks, which can sometimes lead to delays or inconsistent quality of work.

American Home Shield is one of my top picks for townhouses because of its strong coverage limits and for covering preexisting conditions — which all other providers exclude. Its coverage caps are $4,000 for appliances and $5,000 for home systems. These are much higher than Liberty Home Guard, which caps coverage at just $2,000. If you own a townhouse and have expensive appliances and systems, AHS is the better option. 

On the other hand, American Home Shield has a lot of negative reviews on the Better Business Bureau, Trustpilot, and Yelp. However, it has mostly positive (and far more) reviews on Google. Still, the negative reviews give me some pause, even though I know most people only review if they have a bad experience compared to a good or neutral one. Additionally, AHS’s lack of flexibility in allowing customers to choose their own service providers is frustrating to me, especially since some of their in-network contractors fail to meet expectations. That said, American Home Shield’s ShieldPlatinum plan gives you the best coverage for your townhouse — especially if you own premium appliances and systems. Its monthly costs are higher than average, but its high coverage limits and preexisting condition coverage more than make up for that.

I love American Home Shield’s higher coverage limits of $4,000 for appliances and $5,000 for systems. Competitors like Liberty Home Guard only provide $2,000 limited. So, if you have high-end or expensive items in your townhouse, you’ll be better off with these higher caps (i.e., you likely will never pay for overages out of pocket for repairs and replacements). Another thing that stands out to me with AHS is its coverage of preexisting conditions — no other provider offers this. Having preexisting issues covered is best if you have older appliances and systems and you’re unsure of their operating condition.  

I dislike American Home Shield’s large amount of negative reviews on the BBB, Trustpilot, and Google. That said, I know it’s been around much longer than other competitors like Liberty Home Guard and Elite Home Warranty. With ‌50+ years in business, it has had a lot more time to build up negative reviews. However, I can’t deny what I see — many of the poor reviews are recent and look to be more prevalent than competitors.  

I give American Home Shield a strong 9.0/10 rating for its plans and coverage. It has three plan tiers: ShieldSilver, ShieldGold, and ShieldPlatinum. For townhouse owners, I recommend the ShieldPlatinum plan since it provides the most comprehensive coverage, including both appliances and systems, as well as roof leak repair and code upgrades. One downside, though, is that American Home Shield’s plans are slightly more expensive than some competitors. However, I find that the higher coverage limits and inclusion of preexisting conditions make it an excellent choice for townhouse owners. That said, AHS doesn’t offer as many optional add-ons (just six total) as Liberty Home Guard and Elite Home Warranty, which is the only reason I couldn’t give it a perfect score in this category.

American Home Shield is reasonably affordable and competitive — its monthly plan prices range from $29.99 to $89.99. One benefit they have is their flexible service call fee options of $75, $100, or $150. This flexibility lets you choose a higher fee for a lower monthly premium. So, if you have a newer townhome, you’d likely be better off choosing a higher service call fee for a lower monthly premium (since you’d expect to have fewer breakdowns/issues). I don’t find American Home Shield’s slightly higher monthly costs to be a dealbreaker. In fact, I’d expect to pay a little bit more for their generous coverage limits and inclusion of preexisting conditions. These benefits can save townhouse owners money in the long run by covering more expensive repairs or replacements.

American Home Shield gets a decent 8.1/10 rating for customer experience from me. I like that it has a user-friendly website and multiple contact options, including phone and online chat support. However, I’ve read several customer reviews complaining about issues with inconsistent service quality and delays in claims processing. When I recently got a quote from AHS, the sales representative I spoke to was helpful — she took the time to explain the various plan options and answer all of my questions. However, when I compare AHS to Liberty Home Guard and Select Home Warranty, American Home Shield’s customer service lags in addressing customer concerns and resolving issues swiftly, in my opinion.

After reading hundreds of reviews on Google, Trustpilot, and the BBB, it’s apparent to me that AHS has a mixed reputation. In its tens of thousands of reviews across these platforms, there are just too many complaints and poor experiences. For example, it has a poor standing on Yelp, with 1.1/5 stars and a low customer review score of 2.1/5 stars based on the BBB (with over 11,000 reviews). The most common complaints are about claims denials, slow service, and difficulty canceling plans. That said, AHS holds a strong rating on Google, with well over 30,000 reviews and a stellar 4.5/5 star rating. This shows me that most of its customers are happy and earns it a respectable 7.3/10 rating in my book.

I give American Home Shield a strong 8.0/10 rating for its claims process as it works well in most cases, but it is not perfect. On the positive side, you can submit claims at any time of day on its website. Even though AHS aims for fast claim processing, some customers have reported delays in scheduling repairs or receiving reimbursements in many online reviews. That said, some of these complaints are unjust, in my opinion — many seem to be due to customers misunderstanding their contracts. However, American Home Shield’s higher coverage limits mean your payout for approved claims will be more likely to cover your entire repair or replacement compared to competitors with lower limits. Plus, AHS covering preexisting conditions automatically means it approves more claims than competitors. 

American Home Shield receives my exceptional 9.4/10 rating for its transparency and ease of use. AHS has a relatively user-friendly website with clear plan comparisons and pricing information. You can easily view sample contracts online, allowing you to review the terms and conditions before signing up for a plan. While the contracts are fairly detailed, I think American Home Shield does a good job of highlighting key exclusions and limitations, making it easier for townhouse owners to understand what is and isn’t covered. However, there is a bit of technical/legal jargon that makes some of it hard to understand.

American Home Shield receives a subpar score of 5/10 from me for its lack of flexibility in service providers. Simply put, AHS doesn’t let you use your own contractors for repairs or replacements. When you need service, AHS will send a contractor from their network of pre-screened and approved service providers. In some cases, this means you get an inexperienced repair person, which can lead to you needing multiple visits to get your repair right. That said, contractors have to meet specific criteria to get into AHS’s network. However, after reading many reviews, it’s plain to see that a few untrustworthy and shotty contractors slip through the cracks. In this case, it’s quite frustrating when a contractor doesn’t show up or does a bad job when you have a neighbor who owns a credible home repair business that you know will do their best work.

After researching and secret shopping with Select Home Warranty, I can confidently recommend it to townhouse owners for its affordable pricing and easy-to-understand plans. The inclusion of free roof leak coverage in all plans is a notable advantage, as most competitors either exclude this protection or charge extra for it. However, Select Home Warranty’s lower coverage limits — $500 to $2,000, depending on the item — likely won’t be enough to replace high-end appliances or expensive systems.  This would leave you shelling out cash to cover the overages. Additionally, Select has a smaller pool of contractors compared to larger companies like American Home Shield — in some areas this leads to longer wait times for repairs. While I appreciate Select’s commitment to affordability and straightforward plans, I would personally lean towards a provider like Liberty Home Guard for my own townhouse. Don’t get me wrong, I love Elite’s comprehensive coverage and customization options, but its pricing that you have to call in for and emergency service fees give me some pause. Personally, I would lean toward a provider like Liberty Home Guard, which offers a more transparent and affordable service experience while still providing excellent coverage.
