HMS Home Warranty Plans and Coverage

While HMS Home Warranty’s plans vary by state and type of residence you live in (house, apartment, condo, etc.), there are two plans available to contract holders: a base plan and a premier plan. Contract holders can also purchase coverage for systems, like a pool, spa, or septic tank, within the first 30 days of the contract’s effective date.

Both the base plan and premier plan cover the following items:

  • Air conditioning/heating system
  • Electrical system
  • Plumbing system
  • Hot water heater
  • Oven/range/cooktop
  • Refrigerator with built-in icemaker
  • Built-in dishwasher
  • Washer and dryer
  • Built-in microwave
  • Built-in trash compactor
  • Vacuum
  • Microwave
  • Garbage disposal
  • Ceiling, attic, and house fans

Note: With the premier plan, the appliances and systems covered are the same as the base plan, but the Premier Upgrade Package (PUP) provides buyers with up to $1,000 of coverage for non-covered charges on repairs or replacements.

Coverage length

A home warranty contract with HMS lasts for 12 months and can be renewed annually. A contract can be cancelled at any time, provided there’s a 30-day written notice. Customers can also opt for a multi-year agreement to activate an HMS home warranty renewal.

Coverage limits

While HMS has a coverage limit of $3,000, there’s no limit to the number of times a contract holder can use the service. However, an HMS Home Warranty does have individual caps as well as an aggregate claims maximum per contract term. The company recommends contract holders refer to the terms, conditions, and limitations in their service agreement to understand what is and isn’t covered.

HMS Home Warranty Cost

The annual premium for an HMS home warranty is between $400–$600 depending on the state in which you live. HMS also offers multi-year discount pricing.

  • On average, the base plan for a single-family home costs $489, while a condo or townhome costs $459.
  • On average, the premier plan for a single-family home costs $588, while a condo or townhome costs $558.

Service fees range between $100–$200 with a coverage limit of $3,000.

Note: The overall cost of your HMS home warranty will depend on your state, type of home, and plan.

Monthly cost

Since the annual premium for an HMS home warranty is between $400–$600, the monthly cost is approximately $40 per month.

Service fees

HMS service fees range between $100–$200. However, some repairs may require more than one technician visit, and a service fee will apply for each visit. If a technician has to order a part and come back for a future installation, this would not incur an additional service fee. These fees vary by state.

How Does an HMS Home Warranty Work?

When a home appliance or system that’s covered under the warranty breaks, customers can request repair and replacement service by:

  • Submitting a claim onlinehere
  • Calling HMS at a toll-free support phone number: 800.432.1033

Once the technician has diagnosed the problem, they will call HMS to report the issue. HMS will then determine your coverage options according to the terms and conditions of your specific contract. It’s important to read your contract and understand what is and isn’t covered, prior to submitting claims with HMS.

If the broken item is covered, a repair date will be assigned. If the item is beyond repair, the technician may recommend a replacement. This replacement cost is typically covered by HMS, which is typical of most home warranty companies. The two main factors HMS considers when determining if an appliance or system should be repaired or replaced are:

  1. If repairs will cost more than 50% of the cost of a new appliance or system, HMS may recommend the item be replaced.
  2. HMS considers the average life expectancy of the covered item. If it’s nearing the end of its life span, it might make more sense to replace it than to repair it.

How to make a service call

HMS customers can make service calls by calling the company’s toll-free support number at 800.432.1033.

HMS National Customer Reviews

In addition to servicing homeowners, a large part of HMS’s customer base is composed of real estate agents who highly recommend HMS to their clients. Here are some HMS home warranty reviews featured on the company’s website:

“As a real estate agent, I had a seller that took out an HMS Home Warranty and it saved them $2,000 on a furnace problem and another $200 for a problem with a drain line, both detected during the home inspection. I always suggest a home warranty to sellers.”

Karen W. Brookfield, WI

“Thank you for great customer service! Your willingness to actually help submit the claim demonstrates that your concern for the customer extends beyond closing. I will definitely recommend HMS and you to all my clients and fellow realtors.”

M.H. Minneapolis, MN

“I have been a full-time realtor for over 35 years and always suggest that clients get a home warranty. From my experience, I chose HMS for my home as did my son. You have always done what you promised, therefore, I will continue to recommend HMS.”

L.T. Franklin, TN

“I am a realtor and have used several warranty companies. You handled my personal claim wonderfully.”

N.B. Smithville, TN

However, there are some customers who have not had the best experience with the home warranty provider. Below is one complaint from the company’s Better Business Bureau (BBB) profile:

“They were not helpful at all. Every time I called them to check on my status, I got a different answer. I felt like I was bothering them, they were minimally helpful, and I did most of the work myself by finding a technician for my heating emergency issue. There are so many other warranty programs out there. Do not use this one.”

Michael L. Customer

HMS Ratings

The BBB gives HMS a B+ rating. HMS has resolved most of their complaints on their BBB company profile, which is a factor in the BBB’s rating system. It shows that the company is responsive to its customers.
