They offer coverage in 48 states, excluding California and Nevada, and frequent discounts and sales to make their otherwise steep pricing more affordable. One of their biggest pros is their comprehensive coverage. This provider has two home warranty plan choices, which feature coverage for more items around the home than many comparable plans in the industry.
Home warranty companies are notorious for trying to get out of paying for home repairs and replacements by sneaking in extensive exclusions in their home warranty policies. I’ve spent hours reading through this provider’s website, sample contract, and secret shopping to give you an unbiased idea of what this provider is all about behind the scenes.

If I were to purchase a plan from this provider, I’d go with their more comprehensive Platinum plan, which covers must-haves like your HVAC system, clothes washer and dryer, and refrigerator. This plan is an excellent combination plan that will cover most homeowners sufficiently. Just beware of ServicePlus’ low coverage limits. Many are as low as $500, like your water heater coverage, which isn’t enough for replacements or significant repairs. You’ll also need to keep up with maintenance records to prove your appliances and home systems are well-maintained. Otherwise, ServicePlus won’t approve your claims. Keeping records is a chore and something I’m not personally great about keeping up with, so I don’t love this requirement.
While ServicePlus offers some great discounts and sales, I’m not impressed with the current Better Business Bureau alert on them. This alert warns consumers about this company’s deceptive marketing practices, which doesn’t reassure me about the company’s integrity or customer service.

I like that ServicePlus Home Warranty provides two plan options — both of which feature more comprehensive coverage regarding the number of items covered per plan than most home warranty providers I’ve encountered.
Another positive is their frequent discounts and sales. I’ve consistently seen a $200 off and two months free discount offered on their website and came across a 50% off summer sale during my secret shopping this month. Both of these can help you save money, especially if you pay for your plan annually, giving you free limited roof leak coverage. If you don’t pay annually, you can still opt for this add-on for a low monthly cost.
ServicePlus Home Warranty doesn’t offer coverage in California or Nevada, so homeowners in these areas are out of luck. Another bummer is that this provider reserves the right to request maintenance records at any time. You must keep up with these records to demonstrate that you or a technician have adequately maintained and cleaned your home appliances and systems. If you can’t provide these documents, ServicePlus will likely deny your claim, leaving you with no coverage for your broken appliances.
While ServicePlus Home Warranty has a solid B rating from the Better Business Bureau, there is a current alert for this business by the BBB. The alert shares that Total Home Protection, which was ServicePlus Home Warranty’s name before their rebranding, owes the state of Pennsylvania $400,000 in restitution after a lawsuit filed by the Office of Attorney General regarding the company’s deceptive marketing practices. ServicePlus has agreed to revise its business practices, but this is still worrisome.

ServicePlus Home Warranty’s strong point is its comprehensive coverage. Their cheaper plan, the Gold Plan, covers many critical home appliances and systems, like your plumbing, oven, cooktop, water heater, dishwasher, and built-in microwave — all essential items I don’t want to be scrambling to get fixed when they break. However, if you want coverage for your HVAC system, clothes washer and dryer, and refrigerator, you’ll need to upgrade to their Platinum Plan for the most comprehensive coverage.
Unfortunately, this provider’s coverage caps are lower than I’d like to see. For example, water heater coverage is limited to $500 per contract, including access, diagnosis, repair, and replacement costs. Replacing a water heater can cost as much as $4,000, so this isn’t enough coverage for me to have peace of mind. Similarly, other pricey fixtures like your plumbing system, plumbing stoppages, and whirlpool bathtub only receive $500, which, again, might be enough for minor repairs but likely won’t cover you should replacements be necessary.

While shopping, I received prices of $49.96 or $43.71 per month for their plans, but this is with the 50% off summer sale, so the plans are usually a whopping $84.42 or $99.92 per month, which is far above the average monthly home warranty premium of $50. As a whole, this provider isn’t the most affordable, but they do earn some points in this area for their budget-friendly service fee of only $75. Some providers charge as much as $150 per service visit, so a $75 service call fee is a nice bonus. Plus, if you want any add-ons, ServicePlus has cheaper add-ons that all cost less than $10 per month (except the pool and spa add-ons). This is much more affordable than leading providers like Elite Home Warranty, so it’s a win for affordability.
During my secret shopping, this provider had a 50% summer sale and an offer for two free months, which I regularly see on their website. For the best deal, take a moment to shop around their website for any current sales. Another unique way you can save money with ServicePlus is by paying annually. When I opted to pay annually, I received free limited roof coverage, which is a value of about $50 in add-on coverage that you would otherwise need to pay for out of pocket.

Between their online chat and phone line, which is available 24/7, homeowners can readily reach this provider for questions, concerns, and claim submissions. I found their agents professional and knowledgeable, which made my secret shopping experience more enjoyable overall.
However, I don’t love this provider’s policy about damage liability. If a service contractor is delayed or fails to provide service to your appliance or home systems, which results in damages, ServicePlus Home Warranty isn’t liable for these costs. I’m not impressed that this provider doesn’t stand behind their contractors and the services (or lack of) repairs provided.
ServicePlus Home Warranty Company Reputation

ServicePlus Home Warranty has a lousy company reputation, and there’s really no other way to put it. While the BBB gives it a decent B rating, Better Business Bureau reviewers give it a scathing review of 1.14 stars, which Yelp reviewers echo with an even lower one-star rating. If that wasn’t bad enough, this provider recently went through a lawsuit from the Pennsylvania Office of Attorney General, which accused them of deceptive consumer marketing practices and won, forcing the company to pay out hundreds of thousands of dollars and revise their practices. While they have promised to update these marketing practices, I’m still not thrilled with this provider’s poor company reputation.
When surveying customer reviews, consumers were repeatedly disappointed with ServicePlus’s horrible customer service, lack of follow-through, and issues assigning service technicians to address claims. One unhappy customer even shared that it frequently took ServicePlus two or more months to find a service tech, so they often gave in and paid for repairs themselves (which I can’t blame them for because living without my air conditioner during soaring summer temperatures would be miserable).

ServicePlus Home Warranty receives a solid score of 8/10 for its claims process. While they aren’t the fastest provider regarding setting up an appointment (it takes them two days during normal business hours and four on the weekends or holidays, which I don’t want to wait for when my stove breaks down on Christmas Eve), their process is streamlined and straightforward. You can contact them 24/7/365 over the phone or through the customer portal for service.
A downside to their claims process is that if the provider can’t secure a service contractor for a repair or replacement appointment, they may provide you with cash-in-lieu of the service. ServicePlus Home Warranty’s sample contract states that this amount will be substantially less than retail value, so you may end up paying for part of the service out of pocket, which I find unacceptable.
On the positive side, their sample contract shares that if a repair or replacement fails, you won’t be charged an additional service fee for 90 days if it’s parts-related and 30 days if the failure is related to labor issues.
ServicePlus Home Warranty Transparency & Ease of Use

While I applaud ServicePlus for providing a clear sample contract on their website, the sheer number of exclusions makes this provider challenging. Their policy is clear-cut and transparent but includes more exclusions than I’ve seen in most home warranty providers’ contracts. Unfortunately, this makes it easy for them to deny your claims for a multitude of reasons.
For example, if you don’t keep up with routine maintenance and document it, your HVAC system claim may be denied, leaving you with thousands of dollars in repair costs. I don’t want to deal with this headache, so I strongly recommend closely reviewing their sample contract, fine print, and exclusions before enrolling with this company’s home warranty plans.

Liberty Home Guard is far more affordable than ServicePlus Home Warranty. Most quotes I’ve received from Liberty cost between $50 and $60 for your monthly premium, but the quotes ServicePlus provided ranged from $87 to $99, nearly double the average cost of a monthly home premium in the US ($50). If you’re on a tight budget, ServicePlus has a cheaper service fee of $75. Still, Liberty Home Guard is the better value in my book for their comprehensive plans and less expensive monthly premiums.
Liberty Home Guard is one of my top picks for their extensive plan options (you can select from an appliance-only, home systems-only, or combination plan), while ServicePlus only offers two options. Liberty has more than 40 add-on options, including novel items like carpet cleaning, gutter cleaning, window washing, and coverage for your saltwater pool or reverse osmosis water filter. With that said, ServicePlus offers an extensive range of add-ons, but Liberty still tops them and is my preferred choice between the two providers.

American Home Shield has far better coverage and fewer exclusions than ServicePlus. ServicePlus Home Warranty has a massive list of exclusions, ranging from failure to keep up with maintenance, preexisting conditions, and water damage. American Home Shield offers more robust coverage by covering items with unknown preexisting conditions, items without maintenance records, duplicates of the same item, and breakdowns caused by improper installation, repairs, or insufficient maintenance. As someone who isn’t perfect about staying on top of my home maintenance records, I prefer American Home Shield’s coverage due to its lack of nitpicky exclusions.
With over 50 years of experience, American Home Shield is my preferred choice. However, a homeowner on a tight budget may find ServicePlus’ $75 service fee more attractive than American Home Shield’s $100 to $125 service fee.

In contrast, ServicePlus receives constant complaints about its deceptive marketing practices, poor payouts, and lousy customer service — all issues that make me hesitant to recommend them.
