    BFS Home Warranty plans, coverage, and cost

    BFS Home Warranty offers three coverage plans—Basic Plan, Deluxe Plan, and Platinum Plan—for an average cost of $25–$59 per month. Add-ons are available for any of the three warranty packages and includes coverage for a second oven, pool or spa, additional air conditioners, second refrigerator, additional dishwasher, and other items.

    The following plan pricing is based on home protection plans for a single-family home. If you’re buying a home warranty for a condo, townhome, mobile home, or duplex, pricing will vary.

    Basic Plan: $25.00 per month ($300.00 per year). This is BFS’ most basic and affordable home warranty plan. It covers 12 items including two air conditioning units, plumbing, and electrical.

    To truly understand what comprehensive home warranty coverage means to consumers, our team at Today’s Homeowner surveyed 1,000 homeowners and asked them which systems and appliances are the most important to them.

    From our findings, we determined that the top items that mattered most included the electrical, plumbing, and air conditioning systems and the refrigerator, washer/dryer, and oven/stove/range.

    Here’s how those findings compare to BFS Home Warranty coverage:

    Refrigerator

    BFS doesn’t offer coverage for refrigerators under its Basic Plan, however, it does provide coverage for this appliance under its Deluxe and Platinum Plans. All functional components and parts including the integral freezer and ice maker are covered.

    Oven/stove/range

    Most elements of these appliances are covered, with the exception of the following: Meat probe assemblies, rotisseries, sensi-temp burners, ceramic or glass stove tops, and range hoods.

    Clothes washer and dryer

    Like the refrigerator, the clothes washer and dryer are not covered under the BFS Basic Plan. All functional components and parts are covered, except the tubs, lint and filter screens, soap dispensers, and clothing damage.

    Electrical

    Standard switches, outlets, circuit breakers, short circuits, in-wall switches, and receptacles are covered. Door bells, alarms, intercoms, electrical breaker panels, main breakers, ground fault breakers, power failures or surges, and inadequate wiring capacity are not covered.

    Plumbing

    With a BFS home warranty, customers will receive coverage for up to three bathrooms. Washers and seals in faucets, floats, washers and seals in toilet tanks, and leaks in water and drain pipes are covered. Here are a few items not included under plumbing coverage: fixtures, bathtubs, showers, shower enclosures and base pans, sinks, toilets, faucets, tubs, wax rings, water valves, or any water damage.

    Air conditioning

    All functional parts and components of central air conditioners, built-in wall units, and heat pumps are covered, except the filters, filter dryers, grills, ductwork, flues, vents, electronic air cleaners, window units, water towers, humidifiers, and programmable thermostats.

    Coverage length

    Coverage begins 30 days after customers sign up for a home warranty. The coverage term for a BFS Home Warranty service plan is 12 months, after which time customers are given the option to renew their plan.

    Coverage limits

    Replacement limits for some items covered by BFS Home Warranty contracts are as high as $1,500. In other respects, coverage caps and limits for BFS Home Warranty are standard for the industry, with most home appliances and systems limited to $500 annually in coverage.

    BFS Home Warranty also states that unknown pre-existing conditions are only covered if a home inspection is performed within 60 days prior to the warranty’s purchase. It’s worth noting that BFS doesn’t cover faults due to insufficient maintenance.

    Overall, BFS Home Warranty is one of the most affordable home warranty companies in the industry, offering monthly premiums as low as $25 and deductibles as low as $55—prices that are both well below the industry average.

    As a small company, BFS doesn’t offer 24/7 phone lines or service like other home warranty companies do. However, despite its limited availability and limited nationwide coverage, it has 18 offices and many customer service representatives that respond quickly to claims and customer complaints.

    Coverage-wise, we don’t think it offers the best system and appliance coverage under its most basic plan, but its Deluxe and Platinum plans make up for that lack of coverage.
