    In this article, we share a number of custom-designed barndominium floor plans to accommodate different tastes and requirements in size, space allocation, and utility.


    5-Bedroom Barndominium Floor Plans

    With a spacious 5-bedroom floor plan, you get wide-open spaces as well as enough privacy for even a large family. The first floor comes standard with an open living and kitchen area, giving you a relaxed vibe as soon as you enter. The downstairs also includes a garage, laundry room, half bath, and shop space. You get dual master suites on the second floor and three ample bedrooms with two additional full baths.

    The layout of this 5-bedroom floor plan maximizes the space and allows for large windows in nearly every room, making the space feel light and airy. If you don’t require five bedrooms, you could easily turn one or more into office space. In a similar fashion, the shop space could be turned into a den or game room.

    6-Bedroom Barndominium Floor Plans

    A barndo that is as beautiful as it is big, this 6-bedroom plan will look great with rustic features or a sleek metal design.

    The covered porch will welcome you straight into the open living room and kitchen area — designed to include a kitchen island big enough for four. The first-floor rounds out with a utility room, half bath, and multi-purpose space that can be used as a den or home office and has exterior egress. 

    Nearly 1/3 of the downstairs area is reserved for the dual shop and garage, which can be built with or without access to the living area.  The garage space has two bays and windows along one wall. The shop space can be set up with two double doors if desired. 

    Upstairs offers six bedrooms and four full baths with a hall that looks down to the floor below. All four bathrooms are set up with dual sinks, and all of the bedrooms have large windows.


    30 x 30 With Loft Barndominium Floor Plans

    The 30 x 30 barndo layout uses the space wisely, giving you three bedrooms, three full baths, and two half baths. 

    Both the upstairs and downstairs masters are 12′ x 18′ with attached full baths. The kitchen and living are set up in an open floor plan, including a large island capable of seating four, and the upstairs loft makes a great family room. 

    If done with a metal exterior, this barndominium would be a very affordable home, both initially and with ongoing maintenance costs. If you require shop space, you could easily convert the downstairs master. While this plan does not include an attached garage, an unattached one could be built to round out the package. Another modification you could consider is turning one of the half baths into a laundry room. 


    30 x 40 Barndominium Floor Plans

    Giving roughly 1200 usable square footage, a 30x 40 barndo is equivalent space-wise to a two or three-bedroom ranch. Choosing a metal finish will make this home sturdy as well as resistant to inclement weather, pests, and fire. 

    Single-floor living with an incredibly spacious feel, you’ll pass through the covered porch into the open living room and kitchen combo. The large kitchen island has room for three, and the room is bordered by a half bath and utility room. 

    Moving on into the back of the home, you will find two identically sized bedrooms, each with its own attached full bathroom. As both are corner bedrooms, they have windows on two walls.

    The combination shop and garage space clocks in at 17′ x 9′ and has entrances on two walls. 


    40 x 30 Barndominium Floor Plans

    Barndos usually start somewhere around $30 per square foot, which can be far below average in many parts of the country! Adding things like high-end finishes or fancy exterior trims will drive the price up, but all-in-all it is an affordable way to purchase a home. Plus, a model like a 40′ x 30′ barndo has flexible garage shop space for combining home and business. 

    A cozy two-bedroom, this barndo comes fitted with two full baths and one-half bath. The main living area is open concept, and the kitchen includes a large bar. The two bedrooms are the same size, and both have baths attached. 

    The garage shop combo is 9′ x 30′, and there is room for four sets of doors or bays. It is not standard for the garage to open into the living portion of the building, but an access door can be added if desired.


    40 x 40 Barndominium Floor Plans

    The 40′ x 40′ barndo plan has enough square footage to give you options in your design. Whether you want more room for entertaining or you would prefer ample garage/shop space, you can get it with this plan. 

    The garage option gives you 20’ x 17’ of workspace with the ability to install two bay doors. It also has an attached 6’ x 6’ nook which can be used for an office, and the laundry room opens into the garage area as well. An open kitchen and living room combo is found upon entering from the covered porch, and there is also a half bath off the living area. You’ll also get two ample bedrooms, each with an attached bathroom. 

    If you bypass the garage, your plan can include an enormous open living room and dining room combo, which looks onto a spacious kitchen. You’ll find a half bath and laundry room off of the area designated as living space. As in option one, the bedrooms are equal in size with attached baths, but both will have walk-in closets in this version of the 40’ x 40’ plan. 


    40 x 50 or 2000 sq ft Barndominium Floor Plans

    Any barndo design can be given upgrades like cedar or stone details, and those touches would look especially great on a 40’ x 50’ plan. The 2000-square-foot home opens from a covered front porch into the main living area. On open concept design, there is plenty of room for four at the kitchen island, and there is enough space to add a dining area. 

    Off of the living room, there is a small laundry room, a half bath, and a 10’ x 9’ office. The master bedroom is an incredibly spacious 15’ x 21’ feet and includes an ensuite bathroom. The two additional bedrooms are equally sized and share a full bath between them. All three bedrooms have huge windows, and while the closets aren’t walk-in, they are large enough to satisfy.

    40 x 60 Floor Plans

    Barndos give you solid home construction at a less expensive price point than a traditional house, but you don’t have to resign yourself to a style that doesn’t suit your personal tastes. You can choose exterior finishes (like the stone pictured) that elevate the look of your barndo or simply fit in better with your personal aesthetic.

    With a 40’ x 60’ of space to work with, you can fill it with three spacious bedrooms and three full bathrooms with tubs. The covered porch leads to either the living room if you use the large double doors or the office if you choose the smaller door. The open-concept design keeps things feeling airy, and there is a half bath and utility room off of the kitchen. 

    The bedrooms are all three the same size, and there is an attached bathroom in each one. 


    60 x 60 Barndominium Floor Plans

    ​​If you are looking to maximize your living space while still having room for a garage and a shop, the 60′ x 60′ barndo plan may be for you. The flexibility of the barndominium design means you can be flexible in your choice of building materials, finishes, and overall design preferences. 

    The covered porch is sandwiched between the two-bay garage and the 24′ x 17′ shop in this model. Upon entering the house through the double doors, you find yourself in the living room. Attached to the main area is a small multi-purpose room that could be used as office space, storage, or a crafting nook. There is also space set aside for dining and a laundry room.

    The plan includes four bedrooms of roughly the same size — all have full baths attached. 


    Barndominium With Basement Floor Plans

    Barndos can also be built with a basement option. This plan includes a kitchen on the ground floor and the basement level, making it possible to break the home up into two apartments. 

    On the ground floor, there is plenty of curb appeal due to a large covered porch. Double doors lead you into the spacious living room. This space flows naturally into the kitchen decked out with an island large enough for four. Two similarly sized bedrooms take up the remainder of the space; both share a full bath with a tub. 

    The basement level consists of another open living room kitchen combination, and there is also a bar big enough for four. A half bath and utility room open off of the kitchen area. The basement level also has two bedrooms, slightly smaller than the ones upstairs but with attached full baths each.  


    Barndominium With Garage Floor Plans

    A well-planned barndominium makes use of all the space efficiently. For some barndos, efficient means letting the garage be the star of the show. In this plan, the garage contains two large bays and offers 21′ x 18′ of floor space. There is also a decent-sized office attached which can be built with an exterior door as well as a door into the garage.

    Upon entering the living portion of the building, you will find an open-concept kitchen and living room combo with an attached half bath. The back of the home is dedicated to two bedrooms — both 10′ x 16′. The ensuite baths have stand-up showers, and both rooms have a closet running the entire length of one wall. 

    A laundry room does not come standard in this plan, but the half bath could be converted. 


    Barndominium With Shop Floor Plans

    A barndo design for those that work as much as they play, this two-bedroom home comes with its own 40′ x 17′ shop attached. Starting at the large covered porch, enter the double front doors that open into a combined living, dining, and kitchen space. The kitchen island can seat up to four, and the space is adorned with nearly an entire wall full of windows. You’ll also find a half bath adjacent to the kitchen. 

    Head to the back of the home to find two bedrooms of equal size; both have full baths attached and windows on two walls. The enormous shop includes designated office space and a small utility room. You can opt for up to three double doors and one garage door bay. The shop also sports a full wall of windows to let in plenty of light. 


    Barndominium Two-Story Floor Plans

    You’ll love the soaring spaces in a two-story living barndo with an upstairs loft. Enter from either the double front doors or the garage to find yourself in an open-concept living space. 

    The ample dining room, which opens to the floor above, is sandwiched between a  corner kitchen with a spacious island and the cozy living room. The first floor is rounded out by a small office, a half bath, and a utility room. The garage shop combination includes two garage bays and up to four sets of double doors. 

    There are four bedrooms to be found upstairs, each with an attached full bath — the loft multi-purpose room clocks in at 17′ x 26′. It is a plan that can suit a larger family and still leave room for hobbies or a home business.
